Hope this might be of help to other msn's and not just a way to vent rage which is sure to happen:rolleyes:

I have bought and sold 14 times so Im a closet expert at this game.

Sunday decided to move (10th June 2007)

Monday June 12th-
ring round 3 agents, arranged first appointment for Tuesday 10.00am others cant see me until thursday and next Monday.

Tuesday June 13th-
valuation , nice enough chap, negotiated fee down from 1% to 0.75% price good not to high or low
going on at £167500
Agent didnt take pics as rainy dull day , promised to be back in the am to take pics , bring printed details for signature and sale board will go up in the morning - so far so good

Wednesday -
cancel other agents valuation visits, over phone others had both given indicative value of around £167500 ( brand new property only 3 months old )
gone 2.00pm no sign of agent, no board , no details, no patience and not happy!
ring agents- Oh it takes a week to get details in the post to you:eek: me blows gasket, hardly off to a flying start I say. Start getting demanding and request the valuer emails details this pm so watch this space.

Nothing signed yet so try to rebook other 2 agents.
One states they never negotaite fee's so they can go fourth as I NEVER EVER accept any fee without negotiation. Other agent cant now see house for another week.

Sent pleasant email to agents as follows-

Dear .......

I need you to restore my confidence in your Agency please!

I have just talked to a lady in your office who told me it normally takes a week to get the written details for checking and signing........ She said this was normal and the same for all agents in ......, not so, one of the other agents states 24 hours and one states same day.

As you know we have cancelled the valuations from the other agents in favour of yourselves.

I was under the impression that this would be done immediately, a sale board would go up today ( I accept that the day is not over yet) and you would be back to day to do photos.

I need to be confident and have your reassurance that further down the line things will be acted on with speed eg frequent whole chain checking, regular updates, immediate feedback from any viewings, full verification of a buyers ability to proceed etc etc.
Also that as soon as you have a signed contract and checked details from us everything will be uploaded straightaway.
As far as photo's go and the fact that we were hoping for a bright day, I would like the photos done come rain or shine as quickly as possible. Hopefully you would be able to upload better and brighter photo's at a later stage.

Also pondering today re HIP, porting mortgage, losing redemption fee if gap between sale and purchase is longer than 3 months, where to live if there is a gap between sale and purchase, am I to embarrased to ring my lovely solicitor ( yes unbelievably I do have a great solicitor) who has handled everyting by email) and tell her we are on the move yet again!!!

All this for future posts I think

Just wait till we get a potential buyer and watch the fur fly. i rely on nobody, I check with the local Authorites that searches have been received for everyone in the chain, when they will be completed, when they will be back with each solicitor I am a Rottweiler when it comes to property sale and purchase and leave no stone unturned.....

    Wednesday June 13th the sequel


    Well agent has just rung and I quote" Your expectations are to high:mad: can you believe that............. to right they are I told him my expectations are extremmely high and I expect to get every pennys worth of my fee he was stunned blimey o'reillly
    cant fall out with all the agents as only really 3 in the area

    still steaming and not sure what to do next really
    he has promised to email details this pm
    Havent told him he is sacked yet in case I have an even bigger fall out with the next agent.

    rebooked another agent now who has agreed to come tommorow 2.00pm

    :whistle: oh b***ar there is a man outside hammering a sale board in, have told agent coming tommorow that we are not going with first agent due to rubbish service:rotfl:

    will have to remove board, what if first agent comes to take pics whilst second agent is here

    Only on day 3 and im losing it already

    please guess the date when I will have sucessfully reached the end of this long and winding road eg the date that I shall be making my first cup of cha in my new home or drinking my first vat of wine?

    Can't believe your agent said expectations are too high!! That really riled me, wait till they want to collect their *huge* fee off you, i bet if you took your time over that their expectations would be pretty damn high!

    Finaly got the details at 5.25pm he came to the door ( no hardship for him agency is only 3 minutes away0 despite my askning for them via email this being my prefered method of correspondence - oh well tommorowis another day.

    details quite well written although he has failed to mention en suite in opening lead blurb which I think is a huge selling point.
    still think he will be binned tommorow due to "my high expectations"

    not even 10.00am and just had an email through and agent one has already put it on rightmove:eek:
    havent even agreed that the details are correct or signed the contract yet

    got another agent coming this pm , I have aready cancelled and rearranged this appointment twice I dare not ring again might need to get husband to cancel
    Tied in for 12 weeks with the agent that thinks my expecatations are to high but they are considerably cheaper than the rest ie will negotiate the fee where as the agent due this pm states absloutely no negotiation on the fee....
    o what a to do the day is young

    I was under the impression that rightmove scanned EA websites. Oh well there we go.

    Lordy that all sounds like a total nightmare but exactly how my experience would probably be.

    Just further evidence backing my suspicion that most EAs are thoroughly useless. Expectations too high indeed!!! If I said that to any of my clients I'd lose the account and probably my job!

    Least you've not signed anything yet. At the risk of sounding like I'm on commission (I'm really not, honest!) you sound like a dedicated moneysaver and really savvy at this house selling business, so have you not considered Housenetwork?

    would love to do a DIY sale but unfortunately the majority of buyers are not msn savvy and statistically would always go to traditional agent heavens knows why but its a fact isnt it

    If only it wasnt the case I would have no hesitation
