Got the homebuyers report through. Few red flags. What next?

  • Any half-decent sensible buyer would want to have their own surveys done by people that they trust. I wouldn't take much notice of anything the seller had done as the person that carried out that report would have no liability to you as you a) didn't own the property the time the survey was done and b) wouldn't be party to the contract between the tradesperson and the current owner.

    You've been lucky if you had the seller to pay for the reports. Paying for the repairs if they were a deal breaker is fine but expecting them to pay for your further investigations is naive. I've bought 3 houses and all needed further investigation after the survey came back but we paid for the reports to be done and then used these to negotiate with the seller.

    I offered , the seller accented,
    I am not looking to get any reduction
    seller happy , I happy ,

    no stress , no haggle, over what turns out to be little money in the grand scheme of things

    OP and myself did have our own survey done
    from what I read OP had homebuyers and I had a full structural survey , I also took a builder with me on my 2nd viewing

    niave I am certainly not , I already knew everything that would come back on a survey well before I got it,

    at 62 I have been called some things but never naive
    half decent and sensible I have been called often :rotfl::rotfl:

    as I said the reports were paid for by my seller and I picked the trade people, in fact he only had to pay for the electric check ,
    the builder has wrote the report out and listed any work and estimates for free (total costs £150) providing he does the work
    and that is being done Friday

    communication is a wonderful thing ,
    and sometimes its a good thing to have some trust and not automatically think everyone is out to rip you off

    although I did take every precaution possible to prevent this happening

    I know some members complain about others not using the search function & they shouldnt ask the question they just did. I don't mind anyone asking a question even if it's already been asked.

    But really - wouldn't you have been better making your own thread? How does your problem relate to mine?
  • Personally as a seller I would expect the buyer to knock the price of the work off. Quite often people are already aware of issues to do with the house and so price accordingly.
    Not everyone has money to fix these things and if I was selling the house I wouldn't care if some cowboy came in a put a bit of ductape over it. If it concerns you get specialists in and then adjust the price how you see fit. if the seller tells you to bog off and you aren't happy walk away.

    I would pay for this myself. This is because I would not trust the work of anyone that I had not engaged personally to undertake the survey/report.

    If a seller provided me with a report I would not care and still go ahead and have one completed myself.

  • Love to know how the surveyor has seen the top of the stack from the ground. What a load of made up nonsense designed to make you think you are getting your money worth.


    The same for the damp the chances of the damp course failing are almost nil and those little meters that surveyors use are next to useless, your better off doing a visual inspection yourself.

    Ask to speak to the surveyor thats what I did

    I can't comment on the chimney stack as 1) I don't know what i'm looking for 2) I don't do heights.

    But the damp is most certainly true (see my thread in DIY forum).
