Cold shower water

The last few days we've noticed the shower going from hot to cold. We know this sometimes happens if the kitchen sink has been running, but it hasn't. Today my gf noticed it going from cool to freezing. It's a modern, rented apartment.

It's a power shower operated on a combi boiler

Apart from that were not DIY knowledgable

Kitchen water is Warmer but not hot either

We had a gas inspection last week 5/9 and he checked the boiler & fiddled it a bit, so don't know if he knocked something?

Psi gauge says 8/0.5 bar, but its been like that ages so don't think it's a pressure thing (may have dropped down slightly)

There's 2 knobs which I don't think he touched on our ideal he35 isar boiler: one with a water tap pointing to max & one with a burner pointing to one below max

Obviously heating unaffected

That's really all we can say/know

Any advice would be appreciated to prevent us phoning property management who will be slow in sorting this

    Quick research showed divertor valve as a potential common problem

    Anyway is there anything I can do? Is it quick & easy to sort?

    Lucky I'm off tomorrow - property management getting a call tomorrow
  • you won't have to look far if this is the only prob you have found

    the plate heat exchanger transfers the heat from the water heated by the boiler to the hot water out of your taps, if it scales up inside it won't transfer the heat, if the boiler runs when you turn the tap or shower on then it's unlikely to be the divertor valve

    Yes boiler kicks in fine so guess its plate exchanger

    Boiler man couldn't open the boiler fully due to it being larger than the cupboard it's sat in, so don't think they fully did their job when they didn't actually fully check the boiler

    Anyway will be ringing property management today

    Agree with SCRGI. You need to get property management to fix the access problem too then. Boiler MIs will state minimum clearances all round and these should be adhered to.

    PS I don't think you mean a power shower actually. A power shower is a self contained electric unit with a pump that has hot and cold feeds from balanced low pressure supplies.
