Advice with inset stove installation vs knocking out fire place

No not a DIY job. I had a quote for inset stove to install on where the fire place was blocked with a board by old owners. So it looks nasty. The room is very small. 3.5*3 meter but if we knock fire place wall down then it is going to be 3.5*3.5 meter. The thing is our neighbour objected on our cast iron chimney in our garden and council send us a letter that we can't use it. I asked council and they said its not smoke control area but still send us that letter warning us if we fire it we might fined £5000. So considering all that would you get an inset stove in wall installed or get rid of the fire place and get more space in the room. Unfortunately our neighbour moved in just recently but we got the quote before they moved in next door. Thanks x

Sorry bumping it up. I could do with advice. My question is should I get rid of the whole fire wall, chimney or get a nice fire in spite of neighbour objecting ? Thanks x0
