what to offer on £285K house?

Just after a bit of advice. I've seen a house and its on market for £285k (been on for few months)
Obviously this is over the 3% SDLT - does anyone think it is way too cheeky to put in an offer of say 249,999?
The 3% SDLT seems an awful lot of dosh to fork out, which will seriously dent my desposit.
I'm not in a chain, so in a good position.

10% was, until very recently, seen as a normal discount to offer.
In my area no offers are being accepted on properties, there are 10 buyers chasing every property which comes to market - and these are buyers with secured funds.
You don't say where you have seen this house .... is the market active or still in the doldrums?
If the market is quiet then, yes, absolutely, put in your offer - and stick to it (the response is always a no initially) ...... give them a week to stew over it.
However, if the market is bouyant I would just grit your teeth and make the offer you wish to - but be prepared to pay the asking price as others surely will.Bringing Happiness where there is Gloom!0 -
Depends on area & seller. If I was offered £250k for a house up at £285k I'd laugh at you & tell the ea not to bother me with any more such silly offers.
But I live in an area where the market is very bouyant & the only properties priced at around the £250k or under mark are ex council. Mind even those all now seem to be going up at at least £275k with the ea's I've noticed.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Thanks for comments. Hse is located in a small town, not city location. I've noticed prices dropping by 10k on property bee. I'm really just trying to justify to myself paying the 3% extra.

We had this when we sold our house recently we and the estate agent both had a laugh about it, our house was pitched at the right price tho.
Worth a try but expect a no.
He did keep putting in bids up to the asking price but we sold to the other couple who put in the asking price in the end.0 -
Thing is if you make an offer of 249k...are you going to stick with it? Seems more intent to offer 240k< and then make your way up..assuming they even want to speak to you around that mark...as if you go in with 249k its either no or yes...as they can hardly counter offer you 255-260k when Stamp is involved.People don't know what they want until you show them.0

Maybe 12/18 months back you could have offered £250k with a reasonable chance, less so now but depends on many factors - local market, recent sold prices, seller's equity, desire to move etc.
£285k is a good way above the 'dead zone' of £250-£265k due to stamp duty so I doubt the vendor will be minded to drop £35k.0 -
offer to do it on paper at 249k, but give them 30k in cash, luvvly jubbly0
