    As far as I am aware there's no difficulty in starting new threads as a newbie. You are clicking the New thread button on the top left of the appropriate forum board index page?

    Yes: whenever I try to create a new thread. It takes you to the page where you write your post and give it a title, then press submit and It just always comes up with this Error

    "The website encountered an error while retrieving http:// forums.moneysavingexpert .com/newthread.php?do=postthread&f=257. It may be down for maintenance or configured incorrectly"

    Bet people are getting fed up of me because I keep having to Hijack people's threads who have similar queries as I cannot start my own :(

    I had the exact same problem yesterday evening. Tried for over 3 hours on both my phone and laptop to start a thread, without any success.

    I'd click on the new thread button, would write my post, click on post and an error page would come up saying this page is unavailable due to maintenance or incorrectly. It must be an issue for Newbies only as clearly other members are able to start threads.

    I am a newbie and having the same issue will not allow me to start new thread, keep on getting internet error page, I thought it was my Ipad, but I have signed on with my Laptop and same problem. however I can post on other posts. I hope it is sorted soon.

    Hi all,
    I have had an offer accepted on a house - Grade II listed (I believe it was built around 1850).
    I am just a little confused about the surveys. Do I need a full survey? What would a rough price be?

    You don't need a full survey buts its advisable. Make sure you chose a surveyor who is experienced in old properties and understands their specific requirements. Ours cost £460.
  • Would strongly advise you to get a full buildings survey on a property of this age. We had surveys done on both properties we offered on this year and they were invaluable. The first identified the property was non standard construction (and as a result the EA reduced the AP by £100k) and the second gave me the confidence to negotiate a £7k price reduction. I found it very useful to discuss the survey afterwards with the surveyor, so you need to find someone who you are comfortable doing this with.

    The main thing with a good survey is that as far as possible you can make an informed decision. Given the amount of money you are spending the amount laid out on a survey is a very small proportion. I used a local surveyor who knows the area well rather than one through my bank. You will also need to find a surveyor who knows his onions when it comes to listed buildings and the likely cost of any repairs (which tend to be more than for a non listed building).

    It really isn't worth skimping on a survey.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
