Thanks again , as far as the deed situation it is the latter I have the deeds with my late parents as owners but when I look on the land registry site the property shows as not registered,will this complicate things.
My plan was to do some work on the house move in then sell my current property then I would register the inherited house in my name.
I was hoping that a agreement on the price of the house signed by all parties would be sufficent as there will be no mortage involved.

hamski - we don't have an online service which confirms that a property is not registered. If you have searched the postal address then the result I suspect you have received is 'No information available'.
Whilst I suspect, from what you have posted so far, that it is not registered there is a small chance that the property is but the information is simply not available online.
If you wish to complete the transfer yourself and without the use of a solicitor then I would suggest confirming that the property is unregistered (see the part referring to form SIM) and if that is the case then reading our online guide for first registration (the transfer of ownership will trigger first registration)“Official Company Representative

I have been granted letters of administration for Probate and had the property concerned independently valued. My brother wishes me to buy the house off him. There are also a number of debts that I need to repay from the estate and there is not enough cash to do so without selling the house.
I would like to do this without a solicitor. We have agreed a price (180k) and I will get all this confirmed by email. Is it then enough to have the deeds of the house transferred into my name using the land registry (or that of my wife as she will be funding it) and pay the money direct into the probate bank account I have set up? I would then proceed to pay of all debts outstanding and split the balance between my brother and I as co-inheritors.0 -
