    the chain is 4 long and i am second from bottom, the people buying my flat are FTB and they arent moving in that day as they cant get the day off work. hoping to get a call about 12/1 ish so it breaks the day up in 1/2 and 1/2. so if the money goes up the chain then i should be in line to get my money quite quickly???

    I always remember moving into my 2nd house, the people who were moving out were doing it like you & although "officially" the house was ours they still had furniture in every room. In the end we put all our stuff in the dining room form our big van & loaded their stuff into that & my Dad drove them to their new house. If we had not done that they would have had another 5 or 6 trips & they were moving to another town where they had to take a ferry for each trip!!!!!!

    The van was actually parked outside our old house. The reason we were sitting in it was because in the area we were moving out of, it was pretty risky leaving a van full of your worldly goods parked unattended in the road. There had been a few cases of people moving house coming out to discover a rogue 'removal man' had bugered off with their truck!

    We actually had a pretty traumatic house-moving experience but have since learned that it is the absolute exception rather than the norm. The money transfer was drawn up £800 short by the bank and of course the bank blamed the solicitors for requesting the wrong amount and the solicitors blamed the bank for drawing it incorrectly! Either way, we were left sitting in our van in shock after being told that we had to produce £800 cash within an hour or else the chain would collapse and it would be our fault....... We never did find out whose fault it was but luckily we have good family that clubbed together to sort it out.

    I am sure your move will be fine and stress free, in general they are straightforward. Remember to pack your 'essentials box' too, things you can't do without and need to hand like the kettle, teabags, cups, milk, dishcloths, handsoap, teatowel, kitchen roll, tissues, painkillers and a bottle of champagne! :T

    Our solicitor was a cretin, we called them first thing after we had packed up to let them know we were ready and asked them to call us as soon as eveything went through. They didn't! We rang them every hour to chase up and they never returned our calls. Plus the problem I mentioned with 'someone' making an error with the money transfer led to us being stuck in limbo all afternoon while things were sorted out.

    I am sure completion had probably happened by 4 but with no-one answering the phone, there was nothing we could do. Funnily enough, we changed solicitors after that :rolleyes:

    How well do you get on with your buyers ie are you in direct contact with them to arrange this? Be careful of the timings here as in a chain the general idea is that everyone packs in the morning and is out asap before dropping keys off at agent and waiting to pick up next set of keys. Doing numerous trips back and forth just may not be feasible.


    Our buyers live next door and we get on quite well with them. I don't think they will mind us going back and forth and they are the sort of people who would even help out if need be, so we are quite lucky. My parents live nearby in quite a big house so do you think it would be a good idea to ship lots of stuff round there so that we can easily empty our house on moving day? We can then travel back and forth from their house to our new one instead of from our old house?

    Can your estate agents give you an idea of roughly what time of day they'd reckon things would happen? I was third in my chain when I sold and the money cleared from my buyers at about midday. I'd no keys to collect because I moved into rented but about 30 odd miles away. I was halfway over the motorway when the call came to say the electronic transfer has completed.

    Funnily enough it was my removal man, of all people, who told me how it'd happen on the day and what kind of timings to expect - and bless him he was right. :-)
