OK then Dave has his above the flood level which is what you have to do. Cutting it off lower is non-compliant (!!!) whether the neighbours have done it or not.

It is a REQUIREMENT whether the neighbours have done it or not to have one vent stack on a drainage system open to atmosphere.

Yours might be the only one left if its a common system!!!!!

Oh and based on the plan and the pic swap the loo and the basin for each other. Plenty of room twixt vent and bath for the loo and more space on LHS for the basin. Alternatively fit a smaller more modern basin in current location.

    Cheers

If the two are linked it would be the only vent left, unless all the houses are linked together, which seems unlikely. Presumably if I did the same thing as the neighbours, if this was the case, then their system would not work properly. Goes to show it's a good idea to ask about things you don't know much about!

I hadn't thought of swapping the positions of the basin and toilet, but this may not be practical as the soil pipe appears to be asbestos so swapping to the other side may involve cutting it which I wouldn't want to do.

Or take the vent pipe outside, run it up the wall above soffit level and vent to atmosphere?

I think this in addition with a boxed in close coupled wc with a shelf on top will give you a bit more useful space.

I don't think that would be practical as the house has steel cladding on the outside and steel eaves that overhang about 40 cm with an asbestos roof covering so cutting through the wall, eaves and roof isn't really an option.

Cutting through cladding is not an issue providing its done neatly, even if its not, you can flash the opening. You would need to swan neck the pipe at eaves level and fix it to the wall below the asbestos roof.

I guess it would be possible but I don't think the work would be nearly worthwhile for the space saved, plus it would look terrible on the outside, especially flashing on profiled steel cladding and a massive swan neck round the eaves.

If it's not permitted to remove the stench pipe then it will have to stray as it is I think.

[PENDANT MODE]OK I can't contain myself any longer as you haven't taken the hint through the thread. Its a soil pipe below the discharge point of the loo and a vent pipe above it.[/PENDANT MODE]

Hehe that's OK, I suppose I brought that on myself by pointing out that a bungalow was a type of house in another thread the other day!
