How many viewings before house sale?

Hi, Just wanted some opinions on how many viewings people expect before they get an offer on their house. We have had our up for just over 2 weeks and have had roughly 10 viewings but not one offer yet.
I believe that our house is fairly priced, we live in a very desirable area and houses seem to be selling quickly at the moment.
I am getting impatient as we have found a house that is perfect for us but cant make an offer until we have sold ours.
I am not really sure why it hasn't sold yet. Or at least had some offers.

    Sold my previous house just after the bubble burst in 2009 to the first viewer, go figure...

    Keep in mind the next phase of help to buy kicks in in January, so people might be holding back a bit right now on existing properties...
  • I don't know how common a tactic it is to do so, but my own buyer (for my current house...Contracts now Exchanged) had seen my house listed right at the outset when it first came on the market.

    Despite this, she hadn't even had a viewing of it until a couple of months after this, as she was waiting hoping I would reduce the price:mad:. Basically what happened was that once she realised that the house had been on the market long enough that it wasn't going to reduce in price any further than the initial slight reduction I had to put on it:mad:, then she came forward and bought the house.

    Mine is an area where houses are moving at an average sort of speed (not London speed on the one hand or hanging on in there for month after month after.....on the other hand).

    By the sound of number of viewings you have had, maybe you are also in an average sort of area and a "hanging back in hopes" buyer may also be around in your case. In an area like mine it's worth working out how long it takes on average to sell a house in your price range and it's at that point that any "hanging back in hopes buyers" will give up hope of seeing the house price slashed and start putting in an appearance at last.

    I'm certainly not happy that mine held back like that, as I could have moved on out of here a couple of months ago if she hadn't done that:mad: She could have well lost me my house I was waiting to make a firm offer on and ended up with me withdrawing my house from the market...

    We sold our old house in 2011. We had two viewers, and sold it within six weeks for full asking price to the second viewer.

    At the same time, we had my late grandfather's house up for sale. Very desirable house, very desirable location. Took months to sell, despite loads of viewers.

    I don't think you can put a figure on what's normal. Just ensure you're pricing it right and presenting it well.

    there is absolutley NOTHING going on in my town , in our budget , not sure what`s going on (though we are lucky enough to be close to exchange already , we just keep an eye just in case)

    same here , 3 months ago , loads of property listed almost daily, now, nothing
    which scares me somewhat , as it looks like I might lose the house we are going for at the mo,:(
  • Normally you would need around 10 viewings to receive an offer. What you don't know is if this will be the first person who walks through the door or the 10th. If you haven't received this number within the first few weeks, price is the first thing to look at, then kerb appeal, then check what's happening in the local market - some markets at the moment could have 30 properties for sale and one sold, others 10 for sale and 8 sold. Talk to your agent and find out if people are viewing properties similar to yours and if they are, try to work out why these are being viewed rather than yours.
  • Last house we sold (2011) we had three viewings and two offers within the first two weeks - the first viewing was on the first day on market, they offered but were not even marketing theirs as yet :o - and we accepted the offer made by the third people to view (just under two weeks).

    This was in an extremely slow moving area and our house was well above the ceiling for the location (even though we were asking a lot less than we'd paid in 2007 and despite having spent a further £40k+ on necessary renovations), but we priced very realistically as we were keen to move ASAP........and thanks to being sensible we had completed on both sale and onward purchase within three months of it being advertised for sale :D

    IIRC, the agreed sale price was 4% below AP.

    We also had to sell my parents house last year - in a very desirable area where houses rarely become available. We priced it just above the SDLT threshold, had a handful of viewings and accepted an offer of £250k within the first three weeks, but the buyer pulled out after two days :( We then dropped the price to £250k and our EA arranged back-to-back viewings from the flurry of interest this prompted. As a direct result that same day we received two AP offers and a third slightly under AP. That was within the first two months and the sale went through within five months of putting the house on the market......

    IMHO, price is the key issue almost every time ;)

  • We were on the market for 9 weeks, had around 12 viewers in that time, 4 came back for a second view and had offers from 2.
    We accepted an offer very close to asking price.

    It is a busy market here at the minute (Bristol), in some areas we looked at, everything worth seeing was being sold to first viewers within 24 hours of going on the market.
    In other areas, houses are sitting around for ages with no interest at all.

    The property we are buying in Somerset has been on the market for over a year (It Sold once but the chain fell through at the last minute)
