About 15-20 minutes, we had to go to the regional sales office as they have already closed down the office on the site we're buying at. The sales rep called her manager and everything was boiled down to those options in that time frame. Really wanted some money towards the legal fees too, just for a sense of self-satisfaction, ah well :P

I would take the risk and lose the place to see if they would negotiate later on when it's built and they start getting desperate but hubby doesn't want to take the risk as it's near family and the best of the lot we have seen... and we have seen a lot of houses.0 -
Yeah, last lot of 10 or so that are going up on the site, 5 of which have already sold. Also ours was 1 of only 2 of a particular type on the whole development, it's 260 sq feet larger than the other 3-bed house types and has a car port (only a few others have car ports, mostly it's only a parking space), so wasn't willing to risk loosing it over a grand of legal fees.
Edit: Kinda glad I didn't play hard ball, since we visited this afternoon it seems they've sold 2 more of the properties as they've been removed from their website...0 -

We have seen a property we are very interested in. It's a new build by Bellway but doesn't come with flooring, washing machine etc. The build has already started and they have put in standard tiles and kitchen cupboards which we aren't too happy with but not a deal breaker. It's a very expensive property £375,000 for a 4 bedroom detached in Elm Park http://www.bellway.co.uk/new-homes/thames-gateway/dunningford-chase/the-larch-4-det
I remember a while back developers were offering stamp duty incentive, help with legal fees etc. I don't see anything like this on their website so I don't want to sound foolish asking. Is it ok to offer less than £375,000? Is it ok to ask for flooring, upgraded sink, integrated washing machine, integrated dishwasher, fridge/freezer and turf for the garden. (hob/oven already integrated) and hope that we get at least a few of these included? Do I ask for this when I am about to put the reservation fee? I asked the lady about the costs of these things and she said she wouldn't be able to tell me as when I do the reservation at that point they will contact head office to get quotes. So I don't want to reserve and end up having to outlay so much more for these not knowing how much it will cost. If she did say outright no, we will not know if it's a yes or no depending on how much more it will cost yet she says she can't say until time to reserve.
Any advice?

The price is not unusual for a new 4 bedroom detached property in the south - especially south-east of England.
Generally developers will always include an incentive to buy, given that new builds have an inbuilt premium. Having said that, in a rising market they have less reason to do so. I would negotiate and see what you can get, then make your decision.
My feeling is that if you are buying in the south-east, especially in areas with highly paid employment locally and/or good access to London then you have scant opportunity to negotiate. Demand is high and the developers have no reason to give discounts.0 -

That size is normal for a modern 4 bedroom detached. Three bedroomed new houses are normally 950-1050 sq feet.0 -

Your right about the sales reps being very rude we found the same. Were in the process of a purchase with them for the same house funny enough and i was keen to share my views.
I went armed with all the tactics to negotiate incentives etc mainly from this forum and turned up and got a blank faced no lol.
I was only intrested in the Larch with the largest garden and it just so happens the guy who reserved it had pulled out days before so my deal was on the basis of that plot or nothing luckily enough they sorted his cancellation out before I reserved.
We got nothing off the price but what we did get was upgraded kitchen units to high gloss and washing machine/tumble dryer and dishwasher.
In all honesty it is pricey but lovely and ticks our boxes at the same time. You only have to sit in the office on a Saturday to see how much interest they have in the houses since HTB came into play.
So we had to make a decisions and went for it. Considering the HTB for older homes coming in January is only round the corner ts only going to be more difficult to get the right property with so many people looking to take advantage and i don't fancy getting into that mad rush its hard enough as it is.
Kitchen layout works for us and were looking forward to it the bespoke options can get a bit much life is full of choices.

Thanks, have sent you a private message. When we were there on Monday there were still 4 Larch's left (3 of the 4 that were available when we first went plus the last one was released) but the one we wanted was the one with the biggest garden of what was left.
We also just wanted to go for it because it ticks all our boxes and it's to be our long term home so not worried about if value drops as soon as you open the front door as we've been hearing happens with new builds.0
