Planing consent before buying

Thinking about buying a property to invest in.
The property has a 3 garage's attacthed to it(unusual) i would want to knock 2 of these down and biuld another house in their place.
The question is, would the local council let me know if this was possible, before i made an offer to buy?
A thankyou is payment enough .

    I'm sure the planning officer would give an indication without guarantee.

    You could just say that you own the garages (not the house)

    I would keep my hands very close to my chest, once word gets out ( it will ), you will have everybody and their dog crawling over it

    Thanks for the replies, spoke to the local planning office today.
    They seemed to be concerned about loss of parking, there are several houses in the street but only this property with garages, so they park on the road.
    They council said send a sketch in, before giving advice, the problem is i want to keep this away from eyes and ears. I dont want anyone poking around giving the vendor idea's(upping the price).;)

    You could ask a planning consultant instead but word would be just as likely to get out unless you signed him up to a confidentiality agreement I suppose.

    As I said previously, you should not have mentioned the house to the planning officer.

    This way you would have covered your tracks, so to speak.
