Cost of garage rebuild

I have an existing garage and I would imagine it will be cheaper to knock it down and start again as the front is falling down as it has no lintel above the garage door and the door frame is rotten and bowing and the brickwork is all cracked. I was wondering what the approx. cost would be?
The plan would be to take it down to the damp course, rebuild the walls, fit an apex roof and reuse the existing roof tiles, new garage door and new back door and new guttering and fascias. Its an average size garage.
Anyone have any ideas on approx rebuild cost?

You need to find out why the brickwork has cracked.if its because the foundations have moved, you will need to replace these too. Don't expect any change from £10k. Plus you will need planning permission.Eat vegetables and fear no creditors, rather than eat duck and hide.0

The reason the brickwork has cracked (cement between the bricks) above the garage door is because there is no lintel only a wooden frame, which is bowing and has wood rot. This is supporting the weight of the roof.
I though planning wasn't necessary as it is already existing?0 -
I know if your house is destroyed say by fire and has to be demolished and rebuilt, you need planning permission. As a garage is part of a house, it's logical that it applies here. You may wish to check with your local authority. You may well need building regulations also.Eat vegetables and fear no creditors, rather than eat duck and hide.0
