Neighbours extension

Hi Guys

First time using this site but i have a quick question, My neighbours (who are the neighbours from hell) have recently started to build their extension but are joining it against our Garage wall? like i say they are the neighbours from hell and we have had issues with them before and he turns aggressive if he doesn't get his own way. so my questions are.

Can they connect something to my garage? (the garage wall sides on to their garden)

Do they need planning permission?

what can we do to stop them?

any help would be great.

    They need a party wall agreement to be in place to attach onto your property.

    Has the extension gone through planning or is being built under permitted rights? Either way they cant join onto you without permission.

    No they haven't gone through planning, i presume its under permitted rights. these are the type of neighbours who if they don't get their own way try and bully you out of your own home.

    sounds like i'm in for another wonderful weekend of aggro from them.

    Are they building directly from your garage wall i.e. they will share your garage wall? Or, are they building a new wall next to your garage wall in which case they will probably need to dig suitable foundations, which in turn requires building regs to be in place.

    If they are going to share your garage wall then you need to inform them that they need to have your permission to do so and if you agree then you would normally instruct a party wall surveyor (who seem to charge what they want). They check condition of your property wher they are doing the works before and after to ensure no damage.

    But you do have the right to say "NO" for them to build of your garage wall as it is on your property.

    Planning aside, have they applied for building regs? As far as I am aware, if he building within 1 metre from the boundary, he will need to apply for approval.
