Considering a conservatory........

I'm buying a house and considering a ground floor extension by means of a conservatory.

The kitchen is a kitchen-diner, around 19ft long and 9ft wide. We would prefer a separate dining room, so we are wondering if a conservatory 11ft X 11ft would do the job, and also how much it would cost.
The other alternative is a similar conservatory from the lounge, which might be more appealing. The problem is that kitchen and lounge are separated by a long hallway with a toilet at the end. The ideal solution would be a full length conservatory around 29ft X 11ft around the back, but I believe that this would go against building regulations because it would prevent the toilet from having window access to open air. I also assume that the cost would be prohibitive.

I would welcome any advice and cost estimates for the options outlined - thanks.

    We use our conservatory as a dining room as there's no alternative. The problem is it's too cold in winter (despite having a radiator in there) and can be pretty hot in summer. Other times it is lovely but I wouldn't want to put one on to use specifically as a dining room (we're planning to take ours down and replace with a proper extension).

    Too many variables, what style do you like. lean to/ hipped, double hipped, colour, heating, flooring wood or upvc etc

    How will it be attached? The existing walls may determine what you can do.

    My neighbours have just had a basic 3mx3m lean to built for about 6,500 +vat although that included their electrician grandson doing the electrics for free.

    You are probably looking at a minimum of 7k(+vat) for a 11ftx11ft basic white lean to but it could then be pretty much any figure above that depending on style/options you want.

    Do you want a builder to do all/some of the work or DIY.

    Would you be able to vent the toilet some other way, i.e. an extractor and flue to vent to outside?

    I would be looking for a hipped lean-to with the special Pilkington glass that reduces the risk of extremes of temperature etc. I would also need radiators and a fan or maybe an air con system. I would need lighting and sockets, and also a blind (not necessarily electrically controlled). The builder would need to do all the work.

    My estimate is around £10-12k including VAT - not sure if this is accurate.

    Sounds about right for the 11x11.

    Go through the options with your builder and get them to break the quote down.

    Underfloor heating is worth exploring as well. I doubt you could get air con included at that sort of price though.

    Try Centurion Conservatories for a supply only quote, they were very good when I did mine 2 years back.

    Can you not build an extension rather than a conservatory?, would certainly add more value although cost a bit more?
