    £450 seems a lot to just hand over the deeds. Surely it's the buyer that really needs a Solicitor and not me?

    You don't need a solicitor, but the job has to be done properly.

    Look around on-line for lower quotes, perhaps from licensed conveyancers as well as solicitors.

    If you look at their homepage link, it's an Australian spammer. I've reported it, suggest you do so too :)
