Should I Tell prospective buyers this ?

There are a couple of issues that need sorting in my flat,one was present when I bought the place though. The flush in the ensuite loo isnt working properly ( but does flush the toilet ,only it has ro be done by taking the cistern top off )which I didnt notice when buying the place ,also had a new radiator installed ( by those marvellous polish plumbers) in the bathroom which has never worked ,only when the hot water tap is run :confused: , I have had other plumbers in but they suggested moving it to another wall as it had been a totally botched job ( by those marvellous polish plumbers), so I couldnt be bothered to go throught the disruption again after all the work that went wrong in the forst place.
So now am putting the property up for sale ,should I mention these 2 problems IF I GET AN OFFER ? and reduce the price of having the work done ? or do as the previous seller did and not mention it ?

    Are you in Scotland? If so, I think the buyer can notify faults found in the first few days after completion and you will be liable for repair.

    Anywhere else in the UK and it is upto the prospective buyer to survey the property. Caveat emptor.


    We just bought a house and found that the hot water didn't work in the en-suite; our solicitor said there was nothing we could do about it and the full structural survey doesn't check that the hot water flows properly. We also found the odd leaking radiator and missing panes of glass. If you want perfection you should buy new.

    Having said all that it is probably a fiver part that needs replacing in your toilet.

    No I dont think you should - it will just put people off.. I know its harsh, but thats part of the game when you buy a new house - and why you as a buyer should get an engineer (gas/electricity/etc) out to check things.

    However, if asked specifically about these items I think you should mention it, otherwise you would not be telling the truth.

    I would get the toilet fixed, it will cost about a tenner for a few parts from B&Q.
    I wouldnt mention the radiator not working.

    I think you could get the toilet flush fixed as this should not be difficult or require major upheaval. Sounds like your plumbers have attached your radiator to your hot water feed not your radiator feed ... that is a novel idea :). Me being me I would get it fixed as I know it would bother me if someone left me with the problem. Each to their own.

    So basically you got some of the cheapest labour you could from lads who cant get work at home cos their sh1te............. and it never quite worked out?

    I think everyone has given you good advice. However, if it does not cost much, fix both problems. Imagine if you buy another property and once again you find out there are issues that were undisclosed to you. It would irritate you immensely. Just because it has been done to you, does not automatically mean you should do the same. The fact that you have asked about this shows that you are uncertain on the matter.

    Alternatively if some of your viewers happen to be very enthusiastic about DIY or work in the trade, they might see it as a non issue.

    The labour I used was NOT the cheapest,they had a big portfolio of work and refrences ,they just got the cheapest sub contractors in to do the actual work ,as regards to the loo I cannot find the make as its German ,and must have been there donkeys years as cannot find any references ,I honestly think the whole of loo would have to be replaced .. OR can you JUST change the cistern alone ? Would anyone know the answer to that ? or do they have to be matching cistern /pan set ? Thanks Choccy

    I think you may be over estimating what needs done to get your toilet to flush! As previously mentioned you can buy the handle & rod etc from places like B & Q for under a tenner. I would suggest you ask at a plumbers merchant as they are far more of an expert than I...but definitely fix it! My daughter managed to break our handle (the plastic coupling that attached the handle to the rod inside the cistern) when our last house was on the market. I never thought twice about leaving it like that, as prospective buyers may then think 'what else is wrong' if/when they found out!

    (I live in Scotland, I'm sure our buyers had 5 working days to report any problems...)

    It all depends on how important you think these things will be to a potential buyer? Would it be a deal breaker that the loo didnt flush and the radiator didnt work - wouldnt be to me if I loved the house but others might think differently so it would be worth finding out how much it costs to fix?

    The people who sold the house Im currently in to me did alsorts to cover broken things up - a handy blind/net curtain combination covered the window that was botched and didnt shut in the kitchen. To be honest I should have spotted it and put it down to loving the house and being blind to its faults...
