We are thinking of going through an estate agent to sell our house, can you please let me know what others costs are involved in selling.
Will the estate agent cover the legal/conveyancing fees or any part of it?
Will they only help find the buyer or guide us through the whole process?
We are thinking of going with Halifax Estates.

Nope - though they might want to introduce you to an "associate" firm who can do this. But the conveyancing fees will be in addition to the LA's selling/marketing fee.Will they only help find the buyer or guide us through the whole process?
A good LA will "manage" the entire process and chase up all involved parties (buyer, seller and their solicitors) - after all, they (usually) don't get their fee until the whole process is complete.
Are you buying another property too? If so, you'll have solicitors costs for that plus (possibly) stamp duty, land registry fees, (possibly) mortgage application fees too. Removal costs?Warning ..... I'm a peri-menopausal axe-wielding maniac

No, this has been like a second house so won’t be buying another one in a hurry.
The house is rather old and would like to sell asap, hope it sells before the HIP comes in too making it less hassle. It needs some work doing but I’d rather go below the asking price to cover this.
We were thinking of doing this up ourselves but the Estate agent advised its better left as it is as the potential buyer may not like this and may want to add their own décor/bathroom and try negotiating it in the price?
