Do property sales ever slip through the land registry net?

    my property didn't show up for about 8 months after I bought it, mainly cos there was a problem with my SDLT form.

    also my parents property which they bought in 2001 has not shown up on ourproperty.co.uk either

    If a property is subject to a transfer of ownership, it is usual for applications to be sent in fairly quickly after a sale, but unfortunately there are times when a long period of time elapses before the documentation reaches the appropriate office.

    Once lodged, it will not be until the change to the details is effected that the register is updated; this process usually takes a very minimal length of time for the Land Registry office to complete, and the register (and therefore the details available online) is updated the instant the application is completed.

    Applications may however be held up because the documents lodged are in some way deficient, the fees incorrect, or further questions regarding them have to be raised etc, all of which can hold up the process.

    Therefore, as I am sure you can appreciate, the length of time it takes to effect a change to the register is very much out of the Land Registry's hands and can take anything from a few days to several months to complete.

    Bit vague. Its not a massive issue, but it could be. If I had to put my house on the market for whatever reason tomorrow, valuers and prospective buyers would no doubt check land registry data for my street (particularly relevant in my case as all the properties are identical and none are extended or radically improved in any way) and they'd see that a property was sold in October 2006 for £135k, that ours was sold this March for £139k but it wouldn't reveal that #12 was sold in January for £145k :(

    Actually, reading that back, perhaps they'd think values were dropping and would be dubious about our claim we bought our house under value because of special circumstances. Pfftt I really should stop ruminating on this and get back to work!
