HS2 Rail line to be built 650m from new home

    Hi all,

    Many thanks for your replies - I think I'll have to do a little more research into the HS2 and I'll be spending some of my time around 600-700m from the East Coast express line to hear what it's like.

    TBH if you're going to that much trouble you'd do better to spend your time near HS1.
    Although it is further to go to do it, the noise will be far more representative of what HS2 will be like that any current "standard" main line will be.

    I've lived close to railway lines before and never been bothered by them.

    This could be a way of negotiating on the price of the house though, as many people will be put off even looking at it.

    We live about a half mile from the WCML spur which runs from Colwich Junction to Manchester, via Stoke on Trent. We hardly notice it, other than to watch the Pendolinos in the morning over a cup of tea.

    The HS2 route runs just across the other side of the line, further away from us, close to Ingestre and Great Haywood

    Is it in a cutting? This will make a big difference to the noise factor.

    It depends how the railtracks are built. I lived 75m from a mainline train line but never head the trains as the track was sunk about 15m below ground.
  • It may be 650m on the current plan, but it only needs a colony of newts or some rare bats to be found and could be diverted right through your house!

    They must be doing something wrong with modern trains as I'm sat less than 50m from a line and haven't heard or felt a train all night even though there are 2+ per hour in either direction from SWT or from Virgin Cross country through to freight trains

    The noise will be a lot more if there are points in the area, and/or the train is slowing down or speeding up, so check the line plan in detail, although as mentioned anything could be changed.

    Some dream homes are more dreamy than others. Could you decide to love the train line anyway, as you are so taken with the house? As you will astonished what you get used to. (Ex resident sub Manchester Airport flight path!) it becomes part of the family soundscape, appears in stories told (one son complained that new baby brother was not doing what the control tower said!). You can choose to look on this national railway set as a blight or a bonus. All the best!
