If you are buying one square foot of land to plant a tree and stop developers building on the land then that will be enough!!!
Now if you want to build a property on a building plot ? Then the bigger the better

I didn't know there was a limit, where I used the community got together and bought car park sized bits of land over a large area to stop developers being able to build there.

You would need to ring the very nice Land registry people and ask them

useless - any luck ringing us?

It is not a very common enquiry so an immediate answer may not have been to hand. So the following may help.

There appears not to be a minimum limit to the size of a plot we can register as if things simply get too small then we describe it specifically in word and provide a title plan which shows the general location and no more.

I am aware of one area of land which has been sold off in individual plots and registered which are 20cm by 20cm so you can get a feel for what is possible.

Why would someone buy a piece of land which is too small to stand on?

  • - to stop developers developing there

    - to stop a motorway being built there

    - to make it as difficult as possible for any fracking firm to do a bit of fracking there....

    etc

    etc

    etc

Its basically a strategy to stop some firm/government/etc from "having their wicked way" and ruining a bit of land or, at the very least, make it very very difficult and costly for them to do so (I'm one of many owners of a bit of land that was acquired for precisely that purpose). I think I own about 1 square foot....

the reasons cited by moneyistooshorttomention are possibilities although in the case I was referring to the reason is quite different.

The example quoted is a situation where the owner of the land has split the land up into multiple small plots and sold them to individuals. The main purpose for the buyer is not to acquire the land but to acquire the 'title' as in Lord or Baron or Marquis etc that goes with the land.

There are other examples such as Souvenir Land (very rare as only 18 titles of this sort being registered) and the more widely known 'plot sales' as per the Land Banking schemes although in the latter's case the plot sizes tend to be much larger

If there was a proposed motorway, it may delay, but the Dept for Transport would just issue Compulsory Purchase Orders if it was determined that was the route.
