Asking the sellers how soon they're able to clear off?

But obviously - it'll have to be put much nicer than that :T:D

What we've previously viewed has been no chain properties. Brilliant.

What we've got lined up for the coming days are (all bar one) occupied.

I'm thinking that somewhere along the line it'll be a good idea to find out how soon the sellers could leave their property, especially considering one of the ones we've got lined up recently sold, only to be put back on (@ £4k higher). Of our list, we're quite interested in 2 of them (the one i just mentioned being 1 of the 2).

So at what point do you ask (& also what's the best way to approach the question - how would you phrase it)?


Not knowing if the seller will be there for the first &/or second viewing, is this something we ask the seller if given the chance, or do you do all communicating via the EA?

    When we were looking at occupied houses I always asked the vendor what their current position was on the first viewing and how quickly they were looking to move. Most of them will give you a straight answer, although an estate agent won't because they dont want you to think the sellers are desperate.
  • I always ask this or my husband does. We usually say something like "so do you have somewhere to move to?" This usually illicits a brief life story from the seller with a projected timescale for their move.

    take whatever they tell you with a large pinch of salt , some people will promise the earth to get the offer in , then move the goalposts many times, by then your in deep and commited....
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    I think the thing is that some of us are at mercy of our own vendors and this mucks up things all round.

    I got to readiness for Exchange of Contracts in exactly the due amount of time, but myself (and my own buyer back behind me) are waiting on my own vendor to pull their finger out and do a couple of teeny tiny little things that will take precisely 5 minutes to do.

    Feels like clambering on phone to vendor and saying "Do you realise just how long it would take you to find another buyer for your house then (considering the circumstances)? So...get on with it...."

    I second the advice that whatever the seller says regarding quick completion with a pinch of salt.

    My seller said that they will move into rented and will complete to any quick timescale, that was four months ago. Now they want top money for their property but EA is saying that they are looking for a bargain for buying themselves, EA who is looking for a house for them commented that my sellers are complaining that the prices of the homes they are after are asking much higher than market values.

    I guess it is nature.
