Complete bedroom refurb, best order of work?

    Wallpaper off so electricals can be chopped in anywhere
    then ceiling then walls then fitted cupboards or not &
    Carpet LAST, even if you have to move furniture back in.

    As I understand it:
    Electrical first fix - holes cut to put things in.
    Second fix - making good damage & fixing what doesn't work.

    Sockets - code used to read at least 4 per room. We fitted doubles on a "may as well" basis & the lads have proved that dead right.

    Do you know how the room will be laid out when you're done? As you can specifiy where you want sockets to work with plans (so not inside the wardrobe for example!). Phone line, cable for computer - plan it now. Especially if you do take skirting boards off, as they make great cable hiding spaces.

    Paint the ceiling *before* the carpet goes down & before any furniture goes in.

    If you're unsure about finding decorators, plasterers, joiners, electricians, etc you can duck it all & get a surveyor to project manage it for you but that is not cheap or necessarily guaranteed to get you what you *want*.

    Time spent asking around (the office, school gate, postie, local paint & decoration suppliers, neighbours etc) is seldom wasted, as well as making you a whole host of interesting new contacts. Don't underestimate God - the local vicar will either know whom to trust with a pot of paint, or whom to ask. Likewise the local pub. The knowledge may not come free, but the nod to a good painter is worth a pint!

    Your timing is excellent - children back in school, Christmas to prepare for - if anyone isn't already busy, you'll be manna from heaven.

    Be careful with the artex, old artex could contain asbestos. Get someone to have a look at it first before touching, if it is all intact you might want to just knock off the tips (if there are any) and skim over. We found asbestos in our victorian bay walls.

    We have just finished our bedroom (last room in the house), and we started at the top of the room and worked downwards.

    I don't think the artex would be coming off, but getting plastered over. Can't remember when it was done but it was some time after I moved in, in 1994, so hopefully no asbestos. I was considering getting the downstairs ceilings done but have decided against it. The ceilings are in good condition and it was done well. I want the bedroom one changed partly because I hate the pattern and always have (it's different to the other rooms, they're OK)>

    I don't have any real idea of layout as yet. I'm thinking of getting the likes of B&Q/Wickes/Homebase to do a plan and give me a price. Even if I don't go with them I can still use the plans and have an idea of prices.

    I can't ask around the office as I left at the end of June, no school gate as my son is 25! All the local pubs closed years ago and when they were open you'd have had more chance of buying illicit substances or stolen goods than getting recommendations for tradespeople unfortunately! I did used to work with someone who was very happy with her fitted bedroom but she's also left work and I don't have her contact details. I may be able to get a number for her from a mutual friend though.

    I don't think I'll be in a position to do anything until October anyway. I'm studying for a degree and my final exam is in October. I also need to have a massive clearout before I can get things moving. Just trying to think of the best ways of going around things at the moment. I'm hoping to find a job by next summer at the latest so would like to get as much work as possible done on the house by then.
