  • I can guarantee that if she buys it she and her boyfriend will split up before the new paint is dry.

It depends on her lifestyle. If she's someone who literally spends just sleeping time at home then it will suit her at the moment. If it's in a PCL (prime central location) in London then it makes sense, but if it's a case of that's all she can afford and it's not in the centre of London then I'd be deeply suspicious.

That's smaller than my lounge too. Even if the bathroom is extra to the 24m2....

Apparently its not the size of it, its what you do with it.

You're talking about a flat about half the size of the average one bed flat. It's so small that I wonder if you actually mean 24m2 - that is *tiny*.

I thought I had better start by posting the dimensions in case the EA has got it wrong.

    Lounge 14ft 6" by 9ft 9"
    Bedroom 8ft 4" by 8ft 1" (into recess)
    Kitchen 5ft 6" by 7ft 2"
The shower room im guessing is about 7ft by 6ft

It a nice little flat, as its got its own front door, and a private patio approached from the lounge via french doors .. Its such a shame its so small.

There has actually been a middle aged couple living there for the last 15 years!

    14,6 x 9,9= decent size room
8,4 x 8,1= just about get a double bed in, with a foot spare each side
5,6 x 7,2= small, but wouldn't be an issue if you don't love cooking.
    7 x 6= not a bad size

About 300 sq ft ish, is 27 sq m.

Such properties are next to impossible to sell on when the market is slow.

    Thats worrying!

  • The place is tiny! Please tell your daughter to buy somewhere bigger. I imagine it would be very hard to sell on too. Where are they going to put suitcases, ironing board, vacuum cleaner, washing basket etc? Is there space for a dining table for two?

I'd suggest 50 sqm at least for a couple to live together and be comfortable. Buying and selling houses is very expensive, so it should be right for your daughter for the near future.
