Recently had new tenant move in. Issued tenancy for 6 months and S21 notice.
I had a call from the agency I used for checks today to say that their previous landlord has contacted them saying they left without notice, owed 2 months rent and 'trashed' the place.
I mistakenly thought the checks were done when I accepted this tenant when the landlord one was still outstanding. Completely my mistake however, is there anything I can do apart from wait to see if she does the same to me?
I have taken 6wks advance rent rather than a deposit. Next rent payment is due on 2nd Sept

You should have take a deposit....bit late now.
I would probably do an inspection half way through and one nearer the end. Although that won't stop them trashing the place at the end, if they're going to.
Next time, don't rely on what your agents tell you. Get the evidence in hand and satisfy yourself that it's all OK before agreeing to a let.I have a simple philosophy:

She didnt have quite enough so thought it better to do 6wks rent rather than a deposit and less rent in advance0

When was the S21 issued? It may be invalid....
But be that as it may if you have granted a 6 month tenancy you can take no action for 6months unless they build up arrears.
Hopefully you have learnt 2 very basic lessons:
* never grant a tenancy till you've (fully) vetted the applicants and
* always take a deposit

G-I I have other rental properties and usually always taken a deposit with DPS. Im wasn't deliberately not taking one but out of the choice, I took the extra rent as £400 deposit is hardly going to cover much damage is it?0

I don't understand how taking 'extra rent' means you have more than £400 deposit for damages?
Right now you have NO money for damages whereas you would have had £400...0 -

Don't understand the logic:
If you feel £400 deposit is not going to cover enough damage to satisfy you, take £800 deposit - not £400 advance rent!0 -
You wouldnt get 800 for a deposit in this area. Would rather make sure the rent is paid. Touch wood havent had anyone cause major damage to one of my properties (hoping this isnt the first)
I did visit this new tenant in her previous address and it was okay then and tidy.0 -
Rememeber that if she left at the end of the fixed term, she is not required to give notice (assuming England and Wales).
When did you issue the S21? Same day as the tenancy agreement was signed?If you've have not made a mistake, you've made nothing0
