Any companies that do House Survey & Conveyancer?

Hi am researching for a friend who is considering buying there first home. Issue is it can be a bit confusing, having read the guides on mse, I have noticed you need a Conveyancer(property solicitor) and also its a good idea to either do a home buyers survey, however she wants a building survey since house is old and may have issues.

Is there no such company that does it together and all in one, or am I forced to get 2 companies to do it ?

Does the solicitor need the Survey done first or after also ?

Was perhaps looking at Easier2move or 1st property lawyers....

Would seriously advise your friend do do their own research - what happens if you give her poor advice?

She should get some quotes from local solicitors who will do the conveyancing and also arrange the survey. If they're any good they'll keep her right on what she needs, and when she needs to do everything.

Borrow a book on house buying (free) from the loca llibrary. It will answer this and 101 other Qs.

Surveyors have not trained in the law. They don't do conveyancing.

Solicitors have not trained in construction. They do not do surveys.

You can get any kind of survey you want. There are 3 common types, but if you ask for any specific info, or some intermediate type survey, then I'm sure a surveyor will quote for providing whatever you want!

thanks I have checked the Rics website and found a few local to me.

I think it may just boil down to the fact I have to find 2 seperate companies one to do the building survey and then pick a decent solicitor and hope there good !

I'm afraid you are likely to need more than 2 companies!

The surveyor may recommend (or you may decide you want) an electrical inspection. Surveyors are not electricians!

Or a gas boiler inspection. Likewise!

Or timber.

Just cos they're both dealing with property related things doesn't mean they can overlap. As above, they aren't qualified in either. It's like saying the estate agent should do all the conveyancing, or the survey, or the solicitor should deal with the house sale.

If your friend's getting a mortgage, they will need to obtain their own valuation. She might well get a cheaper deal combining this with a survey (her mortgage company will advise). Not sure if they're doing full structural surveys any more though, may only be homebuyer's...
