In my limited experience, estate agents only act in the interests of themselves. The Vendor comes second; purchaser third (maybe).
I've got an estate agent who put pressure on us to 'complete' because the Vendor wants to move 'tomorrow' (so they said), which for us meant getting a bridging loan; but after speaking to the Vendor, she doesn't want to 'complete' till next month!!! Loads of time for us to get our finances sorted without a bridging loan.
We're glad we spoke to the Vendor ( we bumped into her accidentally in our town centre) before we got the bridging loan; which I'm sure would be costly.
And what she told us was far from the truth when it came to what the estate agent said.
So I'd recommend good communication with your vendor or purchaser!0
