    I still don't really buy that its a massive thing to not have use of a bath overnight. Kiddies 1 and 4 can be bathed in the kitchen sink, the 6 year old can have a sponge bath - they'll all enjoy the novelty!

    Ye i'm not disputing that, and if we need to thats what we'll do. Just want to know where I stand, and lets be fair, it's not exactly the perfect outcome. Not often would people choose to do so.

    Depends how you look at life and the things it throws at you. When I was doing up my current home, we spent 6 months using the lounge as our bedroom as upstairs was completely gutted, and weeks with just a microwave, toaster and using the local chippy whilst we were without a kitchen.

    I know you will say, owner-occupiers have to put up with this as they are improving their own property, but sometimes !!!!!! happens and you have to put yourself out a little to accommodate repairs.

    I understand you wanting to prepare for what might happen, but surely your kids are not going to succumb to some terrible fate if they miss their bath for a couple of nights? And yes, we all hear the horror stories of the LL from hell who promises the work will be done in 24 hours, only to still have a temporary repair and the house in uproar 2 weeks later, but why not give your LL the benefit of the doubt that things will be sorted so quickly you will hardly notice it.

    TBH, perhaps I am just too laid back, but even if the job did take a few days to be sorted, I wouldn't be holding my hand out for compensation from the LL. You have only recently moved in and I take it with your young family, you are looking to put down roots, start them in schools and make a long-term home there. Rattling the tin for a contribution to make it worth your while to have this work done, will only turn the LL against you, and make him consider serving notice at the earliest oppotunity.

    Chill a little, take it on the chin, lighten up, there are much more important things to worry about than a little upheaval over a leaky shower ... which is not really the landlord's fault, it just happens!

    Ye fair point there Werdnal, an di know sometimes these things happen. And if the repair goes well and all sorted promptly i certinaly will be happy, not after some quick cash.

    Like you say we've all heard horror stories, just dont want to be one :)
