If your original buyer has already been through all of the searches etc then surely that will cut time from them buying yours and may make it easier to hassle the solicitors through the rest of it?
I would approach the first lot again as they are clearly doing everything that they can to get your house so must love it?

Right got the full story now.
Our new buyer has just got her mortgage offer, but her brother who is buying her house hasn't got the valuation done and so hasn't got his mortgage offer.

Our old buyers still want to buy our house (their offer was £1000 less but hey ho we were happy with it at the time) and even better they have completed their sale and are living with relaitves. They've said they haven't seen anything they liked as much as our house, so we're going back with them and as they've definately got no chain now we should be out in a couple of weeks HURRAY

Thank you to everyone who made me feel better about going back to the original buyer. I still feel sorry for the lying buyer as she loved the house and was so enthusiastic, pity she didn't tell the truth.

check that your old buyers mortgage offer and searches are not out of date.
