I'm in a similar position to David, the contracts have been signed and sent to the solicitors along with the deposit cheque and we are expecting to complete next Friday. The builder's charged us £100+VAT 'document fee' for the contracts... is this normal!?! (quite !!!!ed off at that).0

I never got that? However, I did get something called an engrossment fee. From a google search, it is a charge for printing out a few pages of the contract. (Thieving bar stewards) It would seem that developers are charging people hundreds of pounds for printing documents on a £50 printer!

just a minor point but by the end of the year interest rates will likely be at least .5% higher and i doubt you can reserve them that far in advance.
also i would never willingly go near a new build but then i dont concider houses built with anything less than sold stone walls as properly built either, nothing says craftmanship like a house sitting there 100 years, i doubt many newbuild flats will last 300 -

hmm you want to test me on some on civil engineering feel free you know sod all about what i know but i bet i could !!!!! slap you on most construction or engineering topics after all its not like ive a degree in it or any thing, oh wait i do.
and fyi im from scotland where most of the wood houses rotted in the wet climate years ago.0 -
It's a shame that a thread where FTB's are just trying to exchange experiences and perhaps offer a little bit of support along the way, ably assisted by the likes of doozergirl who sounds the note of caution (take it or leave it) should be hijackd by people throwing insults. This type of occurence just lessens the positive help and advice that can be found here. I for one doubt if I'll bother coming back. It's very easy to throw your negative opinions around, and belittle others. I wonder how many of you who do this are safely esconced in your own property, with a nice bright future to look forward to?

Leave them to it David, perhaps they are just jealous? I for one would never buy anything other than newbuild as I don't want to be living in some heap where someone else has been rotting for the past x years. And to others who say that recently built is cheaper than new built !!!!!!!?! Most of the recently built properties that I've seen on the market have been bought by people off plan and then stuck back on the market as soon as the development is complete and sold at the original sale price+20K - so how is that cheaper!?!0

just like to add we bought a new build in March 2006 and moved in during March this year . We had to conclude within 14 days and paid a 5% deposit to reserve the house upfront.Mortgage will begin when you take possession and not a day before.The big plus for us as we`re in Scotland was knowing exactly what you are paying as the offers over scenaro up here is scary with houses going for anything from 15% to 50% above asking price!
Everyting was absolutely fantastic ! As long as you keep a dialogue open with the developer you`ll have no problems.
And to make things even sweeter house styles the same as ours are now being released with prices £80k more than we paid for ours only a few months ago!I`m now officially too old to die young0 -
as above speak to the sales staff weekly they will update you, before you move in you will get a Fam visit to ensure you know how the boiler works, where the mains are located how to check the meters and where they are etc, after 48 hours you get a call from the site manager to ensure your ok and happy with everything, after this another 7 day visit and then another at 28 days later.
you also receive an emergency card in case you have problems when site is closed ,(weekends or bank hols.)
with regards to exchange of contracts your solicitor needs the deposit funds in cash, not a cheque, as that takes upto a week to clear.
If the developer is paying your 5% deposit paid they will exchange on the £99. reservation fee.You will receive a call from the sales team on site to let you know you have exchanged.:Tmy bark is worse than my bite!!!!!!!!0
