Renewing tenancy

My LL has agreed we can sign a tenancy for 5 years on the property we have lived in for the past year. Currently we're on a rolling contract, and on the original tenancy my parents were guarantors. When signing the new paperwork, will it effectively remove them as guarantors as this is a whole new tenancy?
Also, I understand as it is for more than 2 years it must be executed as a deed; I presume if it wasn't it would just be a meaningless piece of paper?

Depends on the guarantee agreement they signed, but *ordinarily* that would be the case.0
