Ready to put house on market

Hi,

good morning to everyone and would you please all be lovely enough to give me an opinion on my situation as my mind has left my body through overuse.

I have recently been clearing my extremely cluttered house after a previous thread told me what I needed to hear and not what I wanted to hear.:)

We have a low value (£90 - £105,000) property which after a great deal of hardwork over the past few weeks by all concerned is finally ready to be valued. This property has a mortgage on it of about £10,000. We can therefore afford to get a property at around the level of stamp duty.

We have seen 3 properties we really like, 2 at £135,000 and another at £130,000. Our offer of £125,000 has been turned down on 2 of these and we are considering putting in the same offer £120,000 to rise to £125,000 on the third. Do we have a realistic chance of obtaining an accepted offer on this price band of properties? Also will it make a big difference that we do not have any of these certificates on our house that people keep mentioning?
If we were to put in the same offer again after (hopefully) our house is sold would that make a difference?

    You shouldn't be making offers on houses when you haven't sold, let alone when you haven't got your house on the market :confused:

    You have to be able to proceed with a sale to make a strong offer. Any sensible agent will advise their client to keep marketing. You cannot have any control over how long it takes your buyer to find a buyer and why wait if you don't have to? Many people won't even let potential buyers view if they aren't on the market, let alone accept an offer!

    Frankly, I wouldn't take you seriously at all, but I'd let you bid your way up as high as you wanted to go just in case you did sell your house in time, but in the meantime...

    It gives me a great idea of what someone would be prepared to pay for my house, bolsters my confidence and allows me to tell eveyone through the door that I have had an offer which makes the house appear 'sought after'. It also immediately sets the price for others to bid higher. Win/Win situation for me.

    Get the house on the market as soon as and wait for a proceedable offer from someone who is a FTB or has SSTC. If you've already seen three properties you like, you'll have no problem finding more, even if you lose these ones.

    You are right, we saw the properties we liked and we put the offers in because we do probably have a private sale buyer and we were told by the EA's that it was perfectly ok to put in offers. However we were not sure if this was ok or not clearly iit isn't and we will not put in any more offers untill we have a firm offer on ours.

    See what you mean about the guide price thing, however my question still remains, are my offers (if STC) reasonable?

    Also if my private sale should fall through, does it make a great deal of difference that we do not have certificates for electrics and windows etc.

    Like I say people on here do not tell you necessarily what you want to hear, but what you need to know.

    The offers are fine. They can only say no!

    You should make them a little more odd than simple £5000 increments. Buyers don't appear serious to me until the numbers become smaller.

    The asking price is only an asking price and you should be researching thoroughly to put your own definate value on each house before you start to make offers. If you do plan to make multiple offers when you are ready, you should tell each vendor that you are doing so.

    Indeed the offers would be fine if you were in a strong proceedable position (sstc). In no position at all EAs will be telling people to reject it every day of the week.

    Thankyou for your replies. As regards selling my own home (we are serious about moving, as we only have a one bed for the four of us.) it is in a very good area and any property under £130,000 is extremely difficult to come by. However we do not have any heating and the replacing of the very small kitchen is not an option but a necessity. There is also a small porch which has to be replaced. On the plus side it is a big one bedroom quarter house and has a garage additional parking for two cars and a lawned area. It also has the original room downstairs and a reasonable sized one storey extension built with the founations for adding a second storey. Please tell me that the pluses make up for the negatives and that as it is a low end property it should not be too difficult to sell.

    Valuers are coming round on tuesday (2) and wednesday (1)

    Low end properties are not difficult to sell :) Parking is a great bonus with a small property, they don't often come with that.

    Was the porch original to the house? If not, I'd take it down and not replace it. A nice front door will be much better than a dodgy porch and you won't recoup the cost of replacing it with a new one.

    I don't even look around a house until mine has had an offer on it. We have a list of houses we are interested in and as and when we get an offer we will make appointments with EA to view. It does annoy me if people look round your house and say there haven't sold or haven't even put it on the market yet!! Having moved 8 times I have had lots of experience and Doozergirl is right, you wouldn't be taken seriously if you put an offer on mine.

    Thanks Doozer girl. The Porch unfortunately houses the electricity meters so it can't be pulled down ( believe you me I would love to pull the rotten thing down it literally gives me nightmares). Father in Law is going to rebuild it to a certain extent, although this is not a long term solution it will improve the kerb appeal. We are also very lucky to have two lovely gentleman who do most of our handywork at a very very cheap cost, they have just pvc clad the fascias and fitted upvc windows.

    I understand what you are saying but we don't want to be in a position where our house is sold but we cannot find one to suit us. However as previously stated we are going to wait now until the valuation and eventually offers come in. The three houses we are looking at have been on the market a while so hopefully at least one still will be when we have offers on ours.

    We have had 2 valuations today, the first for 80 - 85 whcih we believe to be a little low and to be honest the bloke seemed to have a set price in mind before he even looked at anything and another of 99,950 which is more in line with what we expected. Also the bloke seemed much more interested in taking the pro's and con's of the property into consideration.

    Our private buyer had a look round also today and you never can really tell but they seemed quite keen.

    Who knows what will happen only time will tell........................

    forgot to add we have one last valuation tomorrow.
