just had searches back from solictor

Hi all

Just a quicky, got my searches back fom solictor. The only thing that came up was there is a public sewer running under the backgarden and threfore the report says that developing the property may be affected. I don't intend to build an extension as the property is big enough for me.

is there anything else with regards the to sewer that i should think about?

Also I'm getting charged £804.25 for solictors work. This includes searches etc. What has anbody else been charged?


I'm thinking about asking for a electrical and gas certifcate ? does that sound reasonable

Can i ask for any other certificates ? eg heating

    With a sewer running through the place you'll definitely want a gas

    certificate. ;)

    Don't know if it is the same thing, but we have a shared drain with our neighbours, with both sides feeding into ours. One of them runs underneath our 80s bathroom extension, so unless it is a main public sewer, an extension may still be possible?
    Been away for a while.

    The main thing with this is that you cannot build over it and there may come a day when the water co want to come and dig up your garden (for which you will be recompensed).
    I don't see any relationship between having a foul sewer in your garden and getting a gas certificate. The gas certificate would be for gas appliances in the property, not any build up of natural gases underground.
    The price you've been quoted sounds about right to me, is the property around £100-£150k?

    I had a similar point arise when buying my current house (re sewers in garden). If the lack of potential to extend your house in the future is not an issue then I would not worry unduly.

    Personally, I've never has gas/electric certificates. Did you have a survey on the property as this may have covered checking the gas/electric supply, depending on the survey type?

    As for the charges, these sound reasonable to me. I'm currently selling and buying and the amounts you are being charged are similar to my charges.

    Public sewer could simply mean it's a Period, Terraced property where the water company is still liable for maintenance. In a modern property, the same thing would be classed as a private drain but if the property was built before 1936 (I think; it's about that time) the water company are responsible.

    You can build over it, you just need to work around it and have a manhole somewhere.

    You can build over a sewer, you just have to accept that there is a small risk that access could be needed. If there ever was a problem, the water board or whoever would try to work around rather than through your extension.

    I do know someone who did this and lives with their fingers crossed. They did have to sign something acknowledging that they understood the risk.
