Paintballing land rent

Hopefully someone can answer this

How much would a prospective owner of a paintballing business expect to pay for renting out farm land.
Would it go by business success? Ie a certain ount per booking?

    Usually you would X is only worth it if someone's willing to pay it. If not, then it's not worth it.

    In reality, if they are the cheapest and you have shopped around, all well and good.

    Suspect it'll vary contract to contract. Done paint ball places will have dumped a load of scrap tasks and choppers in the woods based on a multi year lease, others might just slip the farmer a nifty to go and play in his woods if they're otherwise unused.

    Thanks. Family have some green belt farm land. They have been approached by a paintball business offering a rental of £2.50 per client they recieve.
    Im of the opinion a client is one booking which can have upto 20 paintballers or more. Havn't a clue but this may seem low. Would a percentage of his profit forecast be a better option?

    A bird in the hand... Personally I'd take the £50-ish in cash when they arrive on site. Profit projections are easy to misrepresent and hit or miss, but you can count people onto the site and take the cash without much drama. It also makes it easier for the paintball company to budget and keeps them coming back as opposed to finding different land.

    If they want to dump tanks/cars/etc on the land, charge a premium. Check out the planning position.

    Insurance is going to be a real question though - get a contract in place with who is indeminfying what. For instance if someone is injured and a fence has to be cut to get an ambulance in then who pays to make good? If that injured person was hit by a falling tree and try to sue the landowner, who pays? I'd suggest a condition of the hire is that the paintball company must carry insurance to indemnify the landowner against all risks or being sued, and that as loandowners they also have their own public liability - shouldn't be that expensive.

    What ever you get, will it cover the cost of regular damage to the woodland plants and scaring off all the wild life from their homes?

    What about public liability & indemnity insurance?

    What about paint being splashed on trees & plants? Are there any rare plants in the woodland you want to fence off?

    What about car park access?

    What about toilet facilities?

    Are neighbours likely to complain about noise & access?

    I would be concerned with falling out with your neighbours. Someone disgruntled with noise or traffic is likely to shop you to the council. The planning department might well be interested in the change of use. For a few pounds is it really worth the hassle?
