Trouble selling my house
Comments
-
If you want to sell fast, then you'll just have to drop the price. If you're getting viewings and they're not biting then you'll have to make it more attractive somehow. But do it quick - the market slowdown may lead to something considerably more serious within a few months. I don't want to use the 'c' word, but you only have to look at the forums on:

to realise that the good times are on the way out.0 -
Why don't you just put one of the 'for sale' boards back up rather than all three? That way you get the benefit of passers by seeing your house is for sale without looking too desparate! I do think Doozergirl's advice is good (don't I always:D ?) re reducing to one agent.
I'm no expert but I assume that, as housenetwork is marketed as an estate agent with access to 'rightmove' then, if you had your house on with them as well as a high street EA then the other EA would still charge you multiple agency fees if they sell it. However (and please do some research to ensure I've got this right... or I'm sure someone else will be along to correct me) if you give sole agency to one highstreet EA plus put it on one of the non-EA websites then the EA will only charge you sole agency but you are also giving yourself a chance of paying reduced fees if you do happen to sell it through the non-EA online service.
Where is your house? If you are brave, fairly thick-skinned and would benefit from some for honest opinions then post a link to your property on rightmove for us to look at.“A journey is best measured in friends, not in miles.”

Eh? I wouldn't want to live next to a fish and chip shop either! I doubt my in-laws would like to live next to Nando's!Everything that is supposed to be in heaven is already here on earth.

HPC is a site for people obsessed with the idea of a major property crash. It's entertaining enough at times but it's not any sort of proof of what's going to happen. You should read it with a very large pinch of salt. Or a much better idea, read http://www.globalhousepricecrash.com instead. Still bearish, but they do tolerate the views of people who disagree, unlike the other place.
Sorry to hijack the thread -- but DD started it!
As for the OP's message, please don't get convinced that it's the fault of the restaurant next door. Personally, I could be happy to live next door to a restaurant as long as there were other compensations with the property - perhaps a large garden or extension or loft conversion or whatever. (These are just examples -- other people will have their preferences.)
Think back to why you bought the property with a restaurant next door. I guess it didn't bother you then, so there will be other people who also won't mind. It's just a case of finding them. In the meantime, check out the prices that other houses have been sold for in the road in the last couple of years, you may be too expensive.
Also, have a rethink about how you can make your place appealing and buyable DESPITE the restaurant."I don't mind if a chap talks rot. But I really must draw the line at utter rot." - PG Wodehouse0 -
The key word in your post is opposite.

Yeah, I have to go all the way over the road - now if it was next door, I could just knock a couple of bricks out...
Didn't mean to be frivolous, I do feel for the OP, just wanted to say there are some of us who would consider this a real advantage. Good luck finding the right buyer.
I am also within tottering distance of a Chippy and a Chinese takeaway - I tell you, as far as I'm concerned I am in paradise (yes, there is a pub and two offies as well)0 -
Just to clarify, you can't use Housenetwork alongside an existing agent and expect to avoid the agents fees if you sell with HN - Housenetwork ARE estate agents and therefore will conflict with your existing contracts. As already pointed out, there is little point in adding them to an existing set up. Bear in mind also they charge double if you sell through them, not just the start up fee, so this could end up expensive.
You no longer have a for sale sign, which is an issue you should redress as these are incredibly effective tools. You should only have one sign though.
My suggestion would be to review when the multiple deal comes to an end and then choose to stay with just ONE estate agent offering Rightmove access. Re-negotiate the terms and keep the contract short (4-6 weeks).
Do your own research into the correct asking price range, don't just take the agents word on this.
In the meantime, if your multiple is on a joint sole agency basis (not sole selling rights), this allows you to run your own private advertising - so you can use a private house sale website now and also get your own for sale sign, both of which could bring you supplemental enquiries and could save you the agents fee. Type "sell house" on Google to find the leading private nationals.0 -
Your house has only been on the market for 7 weeks, so I wouldn't be too worried! You should put the board back though, because someone passing by might see it and be really interested. And at least that way they've already seen the restaurant.
Just think back to what attracted you to the house in the first place. How long had it been on the market when you bought it?
Could you not do the viewings yourself, so people can ask you what it's like living next door to a restaurant, and you can tell them all the positives? People always know that EA's like bullsh*tting, so if the EA tells them the restaurant is no problem, viewers are less likely to believe it!Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
if it was me i would leave the boards outside as it is another form of advertising your property to potential buyers. Give it time, give the place a tidy up, makes all the difference. remember at the present time demand is higher than the level of housin supply so be patient.0
