Thinking about buying a house

Hiya,
need a little advice, mr ooob and I are thinking about buying a house, guideprice is £160,000 but the estate agent thinks it's more realistic at £145,000 we have viewed it, and we are thinking of a much lower offer.
It was potential but there are lots of things to have done to it, there are things just to tart it up(plastering, painting, new carpets etc etc) but there are more serious stuff like damp(we think), cracked plaster-or is it the actual wall. it needs a new staircase as the one that is in doesn't seem very sturdy, the shower cubicle seem to not be water proof, gch-at the moment it's just storage heaters, the garden has shergar, lord lucan and various tribes living it in, or it could have!!!
We are thinking of putting an offer of 130K, would this be seen as a total **** take???
Mr ooob has said about taking a builder round to get quotes, what do we think?????

An older lady, living with her son. Been on the market for 2 weeks, lots of views but no offers. The house is jam packed full of clutter but we saw past that, and the fact there is no parking at all(darn dble yellows).
The agency told her that 160k is to high(remind me not to use them when I sell....giving away all her secrets) but she put it up anywayOh....I'm not going to lie to you......At the end of the day, when alls said and done......do you know what I mean.........TIDY0 -
the postcode for this property is PO4 9PN - do a search on https://www.houseprices.co.uk of the last 6 year's sales.
Get your builder to have a look at it , and get a few estimated quotes.then deduct from what you would pay for this house.
I think 130k is reasonable only if you take the repair costs into consideration , but that is for you to work out.Inside I am THINKING.0 -
So basically she is unlikely to accept £30k less than the asking price.
If it that overpriced it will still be there in a few weeks, but you can't force someone to sell at your price.
Also, if that was my estate agent telling purchasers the house was £15k overpriced, they wouldn't be my agents for very long.Been away for a while.0 -
I think its very expensive for that area of southsea. I would offer 120 and see what happens. The vender though is obviously a greedy so and so, so there might not be any room for negotiation. If she is ignoring all the estate agents advice over price then imagine what a nightmare she could be.
As for Mann Countrywide :mad: The worst estate agents I have come across. Especially the Gosport branch.0 -
The house next door has just been builder done up and is apprently on the market for 185K.
We have found that mann and co usually price high anyway, so if they are saying it's high ! they usually want you to drop your price after charging you 3% to sell it.
I am taking my best friend and her carpenter boyf on wed, so if they think it's okish, I will get a builder to come round and then think about offers.
We have 30k to do it up, and my dad said that all building work now has to be done by a quailified builder(for the come back should there be any), so we could to the tarting up of it.
She might be a nightmare, but we can just as easily walk away if she doesn't acceptOh....I'm not going to lie to you......At the end of the day, when alls said and done......do you know what I mean.........TIDY0 -
What qualifications are there to be a builder?
What your dad says isn't true. You can build a house from scratch with your own bare hands if you want to, it just all has to be approved by Building Control at the local council. The materials and methods you use for different jobs obviously need to comply with current regulations in order for the 'job' to comply.
I think you stand very little chance against an 'overoptimistic' vendor. It might just be that they're not desperate for a sale, or that if the other house is on at £185,000, they've decided that their house must be worth something akin to that. People only look at the actual selling prices if it suits them. I suspect something like this will be a waiting game - you waiting for the asking price to drop.Everything that is supposed to be in heaven is already here on earth.
