Halifax AIP

Evening,

Just a quick question - hopefully some answers too.

I have got an AIP from Halifax and I'm worried as my partner has a default that is 5 years old and we currently have a joint account with Natwest. Now the 'Soft Search' has said OK and when I've spoken to them they have said it wont be a problem as it a single application. Am I worrying over nothing or will this link really stop me getting a mortgage even though they have given me an AIP?

    This is pretty much impossible to determine for definite.

    The only way you'll find out is to proceed to full application, or get a more reliable AIP elsewhere.

    I'm just worried - they said I scored A - however when we applied with Natwest they said NO due to the association (our Joint account is with Natwest). However there is no search on my credit file which has confused me even more.

    I've had conflicting reports from Halifax - some saying they wont search again and some people saying they (from Halifax directly....)

    Halifax "Mortgage Promise" involves a soft search which only reveals data upto three years old at current address.

    Full search later reveals six year history at previous addresses too. If there are a few of those, the extended search is done manually, as the system can only do three.

    The one saving grace may be Halifax uses only Experian and NatWest only Equifax. The account may not be visible.

    I thought that was the case (with the soft search). The linked account is only a year old so they have seen that. Would they really look into my partner that much to see his defaults? Surely they would need his permission to search his credit profile to see that information?

    After meeting with Halifax they said everything was OK and took the £315 for the survey. Fingers crossed everything should be OK! They did say that as I scored an A they will not be doing any other searches - anyone else ever been told this?

    i had an AIP with halifax and they declined on the full app :(
    But if youve been told your okay then you shouuld be!

    Halifax still check even after the offer
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    Halifax audits one in twelve of its cases somewhere in the process. This can be after exchange when the solicitor submits the certificate of title.

    It then requests all the supporting documentation not requested at the outset, such as P60, three months payslips, bank statements, evidence of identity, proof of address and proof of deposit.

    This can be irritating for brokers and worrying for their clients, as another credit search is also carried out and if any change has taken place to the credit history, the amount offered can be reduced or the offer can be withdrawn.

    Being on Halifax "fast-track" where you're asked for only one payslip, or even no supporting docs at all can be a sense of false security if it is all requested later when you think it's all over.

    As I say, only 8.5% of cases is routinely audited and it's pot-luck whose case gets pulled.

    This is one of the reasons the standard advice is never to apply for new credit from the point of making a mortgage application to it being completed.

  • I just got a mortgage with Halifax, not sure if the old 1 in 12 is true, but basically the did soft search, full search then multiple soft searches - then curiously another full search after first mortgage payment came out! Being curious I phoned and asked why - got through to someone who knew their stuff and they said there is a final automated full search to conclude the offer and move it to a different state. *shrugs*
