Have we done the right thing?

I'm just looking for some general assurance that we have done the correct thing or not as the case maybe.

We accepted an offer on our house approx 6 weeks ago. Two weeks later we found somewhere and subsequently had an offer accepted.

In the four weeks since we have received our mortgage offer, completed with home buyers report. We have Solicitors ready to proceed with the searches.

Our buyer has pretty much done nothing and told us last week that they have lost their cash buyer. We were obviously a little disheartened with this news however agreed to wait until they found a new buyer.

We have since asked for some good positive feedback/action to show us that indeed they still wish to purchase our house. We have received nothing and this is somewhat bemusing.

Today we suggested to our buyer that we will have to re-market our property with the view that any interested parties will not view the house but the agent will just take their details, just incase.

The reply we got is still somewhat bemusing. They have told us that they still really want our house, haven't instigated any proceedings as of yet and yes it's fine to re-market our house BUT still do the viewings as well :confused:

Is this strange behaviour?

    I think they are telling you that they think they might find it difficult to sell their property and giving you carte blance to go ahead and see if you can find a new buyer if you can. If they find a buyer for their property before you've found a new buyer for yours, they are still interested. If they don't they are prepared to walk away. Sounds like a good position for you to be in under the circumstances. The alternative is that they proceed with the preparations for the purchase but stall at exchange because they need to sell first to finance their purchase, and you will be left struggling to preserve your own purchase in the face of uncertainty

    I think they are in a difficult position as they cannot make any progress on buying your property until they've sold there own (or at least, got a committed buyer).

    They can't really be any more bullish as they're not in a position to do so. They sound like they've reluctantly accepted your position - which is that you want to get a move on. Can't see that they can do/say anything else :confused:

    I would re market your home as I would think they had their buyers pull out very early otherwise they would be further down the process.
    If you wait to long you will miss out on what normally is the best period for selling because if you leave it to long you will end up in School summer holiday period which can be a very slow time

    Whats the situation with your purchase? Havent they also said they want to put back on the market? Thing is you just dont know how long its going to take for them to sell theirs...could be days but what if its months? They really are not in a good position anymore and i would be getting onto my EA telling them to strat really pushing your house to potential buyers as otherwise arent youin danger of losing the one you are going for? Its a dog eat dog world in this house selling/purchase world as i have learnt to my cost!!

    You need to remarket properly. Viewings, inviting offers, the lot.

    brock-cruse makes a good point, what about your vendors? They should really be remarketing too. You need to do everything you can to get your house back under offer with a proceedable buyer, be it your current one or a new one. It might be that your buyers, by their behaviour, were trying to find a nice way to pull out :o

    The place we're buying is the last in the chain and we haven't heard from their agent since telling them the news last week. I'll give them a call today. We've received the mortgage offer, home buyers report but have told the solictors to hold the searches for the time being.

    It's a shame really as there were only 4 in the chain but now could be anything again.

    Part and parcel of the house selling & buying game I guess.
