FTB Flapping - Please tell me enquiries can take ages!

Hello lovely people with lots of experience of the madness of house buying who will be kind to worried and hormonal FTB! :D

So we're ready to exchange on our house, have been for over a fortnight, number 1 in the chain of 3. Offer accepted at the beginning of May, so 15 weeksish into it at this point.

On Monday our solicitors were asked if a completion date of 20 September was agreeable - we agreed and solicitor took instruction to exchange. except it turns out they didn't mean they were ready to exchange (and took them a day to get back to our solicitor to say this) as they still have outstanding enquiries, they just wanted to check we'd be ok with it.

But these outstanding enquiries have been outstanding for nearly three weeks now, which seems like a long time. I'm getting suspicious as it took a few days for the vendors offer on house 2 to be accepted and then at some point for some reason (EA didn't keep us informed) the chain collapsed but then came back together again, presumably with the same houses as there's still talk of house 3 being in Formby.

So experienced and well versed people of the board, please tell me that enquiries can take ages and ages and my vendors do want me to buy their house and everything will be ok and go through fine :s
We only had two simple enquiries on ours - have they been asked to pay maintanence on the road outside that the house owns part of and were windows installed after 2002? Both of which surely were only asking the vendors who'd say no and reporting back but still took a week to do.

In my experience, it's unusual to get less than 10 questions! If the chain did collapse and was re-linked at a later date, it could take that long quite easily. Average is 12 weeks, so obviously dependent on how far down the line it was when it collapsed, add another 12 weeks onto that. Can be more if there's a flat in the chain.

Try not to worry, keep on top of things, know exactly who's waiting on what, and keep your fingers crossed!

    Good luck.
