House searches - how long do they take?

Hi guys,

So we received our mortgage offer yesterday! :j

We've now instructed our solicitor to carry out the environmental searches, drainage searches and local authority searches.

How long does this usually take? We're really eager to exchange contracts but can't do that until the search results come back.

    About 2 weeks
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.
  • All of our searches came back within a week except the Local Authority one which is now up to almost 4 weeks :( Staff Shortages is the reason for the delay or so they have been telling our solicitor as being the problem.
  • Two weeks?

    The searches on my property, and the one I intended to buy, took six weeks. I can't imagine many searches are completed in two weeks. I would say that is a minor miracle!

    Some solicitors can take over a week to reply to an email! I've recently experienced that.

    Also , mine took two weeks , so that`s my answer , right or wrong!

  • My solicitor usually responds to my emails within an hour of my sending them, so that hasn't been an issue (and hopefully never will be!). She says 2 weeks, but fingers crossed!

    Water was two weeks.

    But local authority was 3 weeks.

    You lucky so-and-so! :D Mine went on for six weeks and the buyer pulled out when the contracts were posted to me. I'm hoping my current conveyance is quicker and has a happier ending. Fingers crossed.

    our solicitor has told us it can be done in 2-4 weeks once we give them instruction to start searches , we have also been told at an extra cost they will do it in less than 2 weeks
    makes me wonder how long it really takes, a couple of hours maybe LOL
  • Mine were sent off last Friday and my local authority ones came back today. Have you tried ringing the council up and asking them, I did?

    Not sure about the other ones but was told they don't take too long
