Hi Everyone
I was wondering if you could help I have received my fixtureand fittings list through.
Under Section one on the form she has not crossed anythingout and has included in the sale Immersion heater, Roof Insulation, WallHeaters, Night Storage Heaters, Switches, Electric Points, Outside Lights,Central Heating systems, Window fitments, Extractor fans, Double Glazing,Burglar Alarm, All trees, plants and shrubs.
In Section 2 she has stated she is living all light fittingsincluding lampshades in all rooms apart from one of the bedrooms however therewas only a light bulb in the room when we went round to view, she is leavingcurtain poles In the two rooms which had them, no curtains or blinds are beingleft anywhere, carpets or being left in all rooms. However in the last columnfixed units she has not ticked for any rooms, there are no built in wardrobesin the house but what else could this include kitchen units?
In Section 3 she has left us an Extractor Hood, bathroomcabinet, towel rail, shower, shower fittings.
I was just wondering if there is anything else that shouldquery so it doesn’t cause us problems when we move.
I was thinking that I should check that she is leaving herkitchen units, smoke alarm (if she has one for insurance purposes), bathroomsuite, making sure that the sky satellite dish is taking down properly, the gasoven and washing machine is correctly removed and the gas and water is cappedproperly.
Does this sound okay? FTB with no clue. J

I have never checked if someone is leaving their kitchen units (or bathroom!). If they're freestanding then, yes, definitely check .
Definitely wouldn't ask about a smoke alarm! Can pick one up for a few £s.
You presume they'll take things down and disconnect things properly and not just pull out an oven and leave the gas pouring into the room, or take out the washing machine and leave the water pipe flooding the room...
If you feel the need to check those things, then do. Your solicitor might word it into something, but I'd definitely not ask the estate agent.
Sounds like she's leaving quite a lot, maybe which you weren't prepared for, so probably a good thing. Doesn't sound as though she's about to take the lightbulbs lol!

Thank you for your help. I was asking about he smoking alarm mainly for buildings insurance just in case i had to have on in place with the policy. (obviously not checked into this)0

its not normally a requirement to have a smoke alarm in place...although if you do have one it sometimes reduces the premium for home insurance...frugal October...£41.82 of £40 food shopping spend for the 2 of us!

Seriously dont worry about the smoke alarm. Just buy one and take it with you on day one. Its really such a cheap item there is no point worrying about it.
If you are having another viewing with the seller present, you could always ask if there is anything they are specifically taking, that way you would know for sure. However as stated above , it seems that they are leaving most the stanard bits and dont appear to be petty like some sellers.YNWA

The only things the lady seems to be taking is the normalreally. I had my fingers crossed she would be leaving her free standing oven andwashing machine as they looked pretty knackered and thought they would help usout in the first couple of months as we are FTB but she is taking them withher. LNot a major thing but I was still quite surprised as she is moving into a friend’shouse for a bit so was unsure whether it was worth her putting it storage forthe time being. Maybe we might be lucky and she still might leave them if ittoo much hassle.
If she is taking the gas oven with her does she need to havethis removed by a qualified gas man or can she do this herself? The same withthe satellite dish can this be done by herself or would this need to be done bySKY?

If you'd like her to leave freestanding cooker and washing machine, then ask her to and buy them off her at a reasonable price. If she doesn't need them for her own place then she might be taking them to sell second hand and you buying it cheaply will save her and you the bother. Wouldn't expect them for nothing though! Also if its gas will save her getting someone to disconnect.

I dont' particularly want her cooker but it just would of been easier for us buying wise for her to leave it.
I was more wondering does she have to hire someone to disconnect the gas for her and make sure it is safe after or can she do it herself? And what are the risks?
The reason for this is because if there are any risks with her doing it her self i will try put it in the contract that i would like this carried out by someone qualified to prevent us from having any surprises.0 -

I would have thought she would have to get the gas cooker disconnected professionally but no expert on such things.
We didn't particularly want the cooker but as FTB we didn't want hassle of sourcing one straight away so it will do us until we want to upgrade it. I was adamant didn't want it to pay more than £50 for it as there was a few on gumtree around this price. If you can get it at a decent price then great saves a lot of hassle!
I also think the sky dish will be left! You don't need to take the dish with you when you move, if you don't want sky then take it down when you move in.0 -
I have sent an email to my solicitor just querying how she will be removing the washing machine, gas oven and satalite dish. I just want to have confirmation that she is asking a professional to do it so that we don't have any damage from water leaks, gas problems arising or holes in our external brickwork.
Hopefully that is not too cheeky.0
