    I'm sorry, I was going to see if I could think of anyone else who might be able to help. I don't know anyone in Lichfield.

    I suggest you get your other credit files lined up and tell us which version(s) the default appears on and we should be able to suggest a lender or two which uses a CRA on which the default doesn't show up.

    You are probably better off thinking about local building societies when you have the credit history in hand. I tend to use ours for cases like yours, where a human being makes the decisions, not a box in the corner.

    I informed my Which? Mortgage advisor that I had this default from nov 2009 and some missed payments and she still wanted to go ahead with our telephone meeting.

    I asked if it would be better to go for a 90,000 deposit & clear my credit card debts and she said yes, so that's my plan.

    So she has got me a decision in principle approval for a mortgage with Skipton Building Society. I was referred and then a real person looked at it & credit checked me and approved me.

    My question is - is this too good to be true ? Are Skipton known for accepting adverse credit ? My LTV is 45% - which I know is good, but I did not think would be good enough to get me above a sub prime lender. My mortgage advisor says that Skipton are more or less a high street lender. I just keep thinking that they will reject me at application time. Am I panicking unnecessarily ?

    Skipton can be a right pain, but, as it has been manually reviewed, someone has already looked at it, and accepted it, so you should be fine.

    That's good information to know, thankyou.

    I have checked Call Credit, and the default is definitely there. I've looked at Skipton lending criteria online and it does say one default allowed within the last 3 years ( mine was settled more than 3 years ago).

    I just feel that it's too good to be true and that something is bound to go wrong.

    with skipton so long that you have declared it and that you provide the evidence to match that then you should be fine.
