Beginning to get desperate

Hello - I'm after help again - thanks to everyone who has helped me so far.

I have put an offer on a house - I have an AIP with Natwest but think that my previous bad credit will mean that my full application will fail. I spoke to a mortgage broker this morning ( Which ?) who said that if I have a default within 4 years, then they won't touch me. I knew my default was from 2009 and just checked and it was November, so it is no go with them.

Is there any chance of a mortgage for me ? I need 65,000 mortgage on a house value of 165,000. The affordability is no problem but I do have the default from Nov 2009 for £792 ( marked as settled in Feb 2010), some late payments in Sept 2011 ( which were a mistake and I got £150 compensation for, but are still marked as late) and I have current credit card balances of £9500 and savings ( in addition to my deposit) of £13,000.

Do I have some hope with a different broker ?

    Call Credit?

    Why don't you join Check My File and use their trial period to get all three at once. You can then see what's on which. Don't forget to cancel though, so you don't get charged.

    Pay off the credit card debt. That will improve your score in the months to come.

    If I can't get a mortgage now, I will definitely do that - I'm just wondering what is available to me now.

    If nothing is, then I will have to withdraw my offer and spend a few months re-grouping - and paying off all debts & hope that an application after the default has been over 4 years old will be successful.
