Renting and Pets - LL and Tenant advice

    I had a rabbit in a property with a no pet clause, landlord discovered her when he came round unannounced and I had to find a temporary home for her.

    When we rented a house and declared our rabbit we had no problem, there was a clause in our contract which stated we were allowed to keep a rabbit there.

    Rabbits different from cats though, and cats are different from dogs. It helped I think that our rabbit that she had no front teeth so she can't chew anything :rotfl:

    I once let a house and said no pets but they took no notice and had a Staff. They kept it in a cage if they went out so no damage from chewing but it ruined the garden (it was a female and damaged the grass when it spent a penny) and they were happy to lose their deposit. Apparently they were fed up with "no pet" clauses so signed up with the intention of not getting their deposit back.

    Why would rodents ring alarm bells?

    Because my own kids had a house rabbit many years ago, when we got rid of the thing (carrots were not involved) I found electrical wires gnawed through, door jambs gnawed, all sorts of minor damage everywhere the rodent had been. So, for me, no rodents of any sort in any of my rented properties.
  • We used to rent out a flat and we specified 'no pets', but had the prospective tenant asked, we'd have taken each case on it's merits. The flat already had a cat flap so a cat would not have been a problem if the tenant seemed responsible.

    Rabbits arent really rodents, and generally most rodents are caged and not left to free roam, but of course its your choice to allow them or not.

    My own house rabbits never chewed anything they weren't supposed to.
  • Hi Guys

    So we've got our second inspection in 3 weeks time, our plan is to have that inspection and then write to the landlord requesting permission for a pet.

    Any advice on what information I should provide?

    Lots of websites suggest a CV for your pet but as we don't have one yet that will be kind of hard.

    We both work 4 minutes walk from home and both go home for lunch (1hr) so it wont be left on its own for more than 3.5hrs on week days and we would take time off at the beginning when it moved in.
  • I would just explain that the pet in question will be small & won't cause a nuisance to neighbours, won't be left alone for more than 3.5 hours, that you are willing to make good any damage that may be done by the pet upon leaving/put forward some money to add to your current deposit to give the landlord a sense of security. I'd also point out that you've had a good 3 month inspection, you've been model tenants etc.
