Most schools won't guarantee a place until you exchange contracts. I know this because we moved into a different area and I was tearing my hair out about the school for our son and the school wouldn't hold the place until we had exchanged contracts. Until then, we didn't live in the catchment.

In my experience of house transactions, they go quiet, quiet , quiet, and then suddenly there is a flurry of actions followed swiftly by exchange so just pray for a flurry, I will keep things crossed for you!0

Well , gamble or not , i have told the EA that if we dont exchange and complete in August , we will sell our house , move into rented to be near the school , and take whatever we spend on that , off our offer for the house
If they really want our money , that should get them into gear

I can't offer any advice, but when we were in a similar situation to your vendor (in our case buying a house with tenants that had to be evicted before we could exchange, but with a buyer extremely eager to get into our house), we bit the bullet, put our contents into storage and moved in with my parents for a couple of months.
It wasn't much fun - although DS enjoyed himself - but it meant we could proceed with our sale which was most important as we didn't want to start over and risk losing our dream house
Hopefully your vendors will have a similar mindset - especially with the whole school issue to consider - fingers crossed they do! Mortgage-free for fourteen years!

Thanks Phoebe , to be honest , we know they are moving back to family 100 miles or more away , we know they were on the market for ages before we came along , and we know they have found a house in the right place , for them and the school/s
So yes . it`s a gamble , but i`m sick of everyone else getting everything their way , now we know were secure with our buyers , it`s time to throw our weight around up the chain , so to speak, which of course we wouldnt be doing , if promises werent made!Never, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
