Is it worth aiming for an "offers over" house £10k over budget?

    Perhaps. We got caught out on the last one with this.

    The wife gets into my head with "they wont drop" talk & it plays on my mind. Outside of houses (such as buying cars etc) i'll haggle fine & i'm out to be cheeky to see what i can get. The missus doesn't get involved in that. She is with the houses though (obviously) & keeps telling me they wont drop £5k here or there on all these houses.

    I know i need to just do as usual - be cheeky (not piddle take) & just ask.

    The answer is yes & no.

    Yes - we are first time buyers & in a position to put down £50k on the house. £60k if i take the loan from my mum. We're willing to get papers filled out ASAP, get things moving ASAP & just generally try & get the process done with ASAP.

    No - we don't really have a clue what we're doing, which will cause delays in itself. We're paying an IFA to do the majority of the work for us though, which will help.
  • We paid £25k under the "offers over" price for our current house. (Even so, I'm not convinced we didn't slightly overpay...)

    Was thinking about this some more today & you MAY be right. A few drops in a short timeframe. They've got it on premium listing on rightmove & an audio tour too. Don't know if you pay extra for the audio tour, but they've done more than any other listing i've been interested in.

    Just have a bad feeling it or they will go before we get to view. We've 2 weeks to go until that date anyway.
