Regretting renting flat

Hi
We have rented flat for £750 in morden. At the time of viewing
Agent did not inform us that microwave and kettle are not included.
The day we signed contract landlord was present too and said micro n kettle toaster is not ours. Agent said yes I told her but I said u never told me at viewing landlord said well whatever it is u have to arrange urself . The day we moved in property there was no electricity and agent never came as he said landlord secretary manages the property speak to her. I called landlord about electricity he said he will send someone before 7:00 pm at 6:30 agent called says landlord left MSG that collect prepay card from landlord office. I said we can't then landlord cane himself after and there was some error in meter. He said we can stay at hotel and reimburse once we give him receipt . After half an hr out neighbor came who credited meter and finally electricity came at 8:00 pm. The next day his secretary came to give us about £200 pound prepay cards for electricity and said she will post gas cards which I am still saying for. On top of that we requested him to change mattress which is in bad condition and put curtain in atleast bedroom he said its not his problem and we shld gave asked agency while viewing to which I replied that it was advertised as furnished property and we have always been provided with all if this before.
Electricity was topped up £40 and in 6 days only £18 is left so we requested to get meter changed to which landlord refused. My husband called him today that meter will be very expensive he said leave property if you have problem my husband had a row with him I had to apologize to landlord. Also they gave us one set of keys we had to make another ourselves. We are stuck now with expensive utility whereas we moved only to get a cheaper place in top of that we have spent money on micro toaster etc. also on day on contract signing landlord told agent did u do inventory he said no I will on Monday when on Monday I went to get keys he said it was short notice and we won't be doing it keep note of what you notice. So I have taken pics and will use wen we leave property.
Can anyone tell me where we stand legally ?? Or shld we just keep on paying rent hefty utility

From what I can gather out of the information posted:
You have moved into a new property, which you viewed and discovered that the microwave, kettle and curtains were not included in the let. PLus you had problems initially getting credit for the electricity meter, which was resolved very quickly by the landlord, although you appear to be using the credit quickly and have requested the LL change the meter.
The landlord is not obliged to do any of this, and appears to have addressed the initial power problems you had very promptly, even offering you alternative accommodation in the meantime.
The LL does not have to provide kettle, curtains, power credit, extra keys etc, and if you did not check out the exact items that would be included at the start of the tenancy, you do not have any come back now. The LL also does not have to change the meter. You can ask the power company to check the meter to ensure it is set to the correct tarrif and not overcharging you, but there is no obligation to replace it unless it is faulty.
If you feel unable to stay at the property under the current set-up, he is offering you a chance to leave. What else do you want him to do?
By the way, the inventory is for the benefit of the landlord. If he has no written evidence of the condition at the start, he cannot prove that any changes, damage or dirt is down to you, so he cannot prove any deposit deductions he wishes to make. No inventory, no proof, no deductions - could work in your favour!0 -
My point is that what are the legal rights when we have been through below while renting new property:

- advertised as furnished property but no micro, kettle, toaster provided and not informed bout it at viewing only after contract signed
- prepay meter which we are not happy with but refused
- new mattress refused and no curtains
- given about £100 pound prepay cards for electricity without taking our
consent
- one set of keys provided had to make another ourselves

You are free to make as many copies of keys as you wish.My point is that what are the legal rights when we have been through below while renting new property:
- no inventory done as agent said short notice no legal obligation. Problem for landlord, not you.
- no electricity for 4 hrs in property when moved in This was a matter between you and your electricity supplier. However the landlord resolved quickly
- advertised as furnished property but no micro, kettle, toaster provided and not informed bout it at viewing only after contract signed there is no legal definition of 'furnished.' Were these items promised in writing?
- prepay meter which we are not happy with but refused A matter between you and electricity company
- new mattress refused and no curtains as micro etc above
- given about £100 pound prepay cards for electricity without taking our
consent ?? If it was a gift, why would you want/need to provide consent...??
- one set of keys provided had to make another ourselves You must be given access to the property . You got keys, you got access.

Your landlord actually sounds very reasonable: the speed with which he sorted out your electricity problem, and the apparent willingness to let you move out again.
As G_M noted, all of your complaints seem trivial and/or unfounded I'm afraid.
The only significant issue appears to be the prepay meter, and I agree insofar as I wouldn't want to be dealing with one of those things either. However, that is the basis upon which you entered into the agreement so unfortunately you have no recourse there.
You say that your husband had a verbal disagreement with the landlord over this, during which the landlord told you to move out if you are not happy. If you can get that in writing it would be a very generous offer to allow you early surrender and if you are still unhappy with the property then you should jump at this chance. Make sure to get in writing exactly what if any fees the landlord will want in order to allow you to leave early: cost of re-letting to another tenant, for example.
Generous because he is completely within his rights to keep you paying the agreed rent for the entire fixed period of 6 or 12 months, whatever it says in the agreement.
As for the rest, well, cheap toaster and kettle, £20 for both? Microwave, £30-£50?
Our furnished flat did not come with a kettle, toaster or microwave either. Nor any plates, cutlery, iron, ironing board, ...0 -

Tesco value kettle: £5, toaster: £4.85. Even on a very low income, anyone can afford that.
OP, don't you have anything better to do with your time? It's bit pathetic moaning about the lack of kettle and toaster when they are both non-essential items and cost very little to buy, if you don't mind my saying so.We’ve had to remove your signature. It better be four slices; it's important to have standards!

Four slices means a bigger heating element and will use more electricity. It'll probably be much more expensive to use with the OP's dodgy meter.
