True...vendors might get it wrong..but, judging by who did work on the boundaries, and that its obviously been accepted by relevant next door neighbour then I'd say its pretty conclusive.
The house is a relatively modern one and hasn't had many owners too, so I'd say there won't have been eons of time/many owners "passing under the bridge" and Chinese Whispers have had chance to mistranslate over the years.
I guess previous owners will be more or less concerned as to ownership. I viewed a virtually brand new house and neither they or the neighbour actually knew who owned the hedge between them...so there will be some who are pretty unaware.0 -
when your solicitor does his bits at exchange, you will be asked if the area on the red line plan is correct. On the red line plan it will say who is the owner of each fence/boundary.
This is sometimes the case. Other times the seller information form states which boundaries the seller thinks they own. The seller can be wrong as well. It can be a case of coming to an agreement with your neighbours.
OP is going to have to talk to some of them anyway as it's unlikely that OP owns every boundary fence.0 -

Yes, we do. We own up to our fence & that's it. We can replace our fencing if we wish, we don't own anything beyond it. At the rear of the house is a road so we don't own that either. Everything from the back wall of the house to the fencing we own, anything outside of this, we don't.Surely you still have boundaries? The responsibility for those could easily be as vague or perplexing as those one comes across in settlements.
I've only lived in the countryside for four years, and I've already had more boundary issues than the other 35 years of house ownership put together.0
