Need to but all kitchen appliances for Buy to Let

as above, any tips on good places for decent quality but decently priced appliances? I'll need a fridge/freezer, Oven and Hob, and Dishwasher, and possibly a microwave too...
This is on top of a replacement kitchen and money already tight.

    Are you the landlord? If so, you are better off not installing any appliances otherwise you become responsible for them. Although an oven and hob are usually part of the fixtures if built in and are generally reliable enough so don't cause too much hassle.

    Thanks, yesI'll be the landlord, but have been advised that a fridge freezer and washing machine at least would also be desirable, and a dishwasher too if possible. Total est costs so far are £1200, on top of the kitchen refurb

    Might be more desirable but is unlikely to have any impact on the rent. Having said that, I kitted mine out with fridge freezer and washing machine which I picked up from a local warehouse type shop which sells new but dented or scuffed appliances. My tenants turned up with their own fridge freezer and washing machine so they are sat in the garage as potential replacements.

    It will partly depend on the type of tenants you wish to attract, but a fridge/freezer is in my opinion more of an essential than a dishwasher (and the oven/hob a definite essential!).

    Yes, I did try to edit it as soon as I saw it, but it appears its not possible to edit Titles :-)

    Unless you are letting the properties as furnished, I don't think you need to provide any of those.
    You probably be responsible for repairing if they breakdown.

    The law does not make maintenance or repair of them the LL's responsibility, even if supplied by the LL. Some contracts expressly state who has the responsibility, but if silent then it's not the LL's responsibility unless they choose to accept it.

    You can edit titles by clicking edit and then Go Advanced.

    I don't agree I'm afraid. Although no safety certificate is needed, all supplied appliances must be safe and maintained in good working order. Therefore unless the tenancy agreement specifies otherwise, the landlord is responsible for repairing any broken or faulty electrical items. The tenants are responsible for the safety and operation of any items they purchase or provide. Keeping supplied appliances to a minimum therefore also reduces the LLs potential liability.
