HS2 causing issues on my house move

It would be good to get your opinion.

I'm in the late stages of selling my 3bed semi in ruislip west London and everything has been put on hold due to my buyers mortgage lender raising a potential concern about the new HS2.

The surveyor from the mortgage lender who originally came and valued the property didn't raise any concern at all and their valuation was very close to the sale price so everything was ok.

Then I believe the buyers solicitors' environmental search highlighted HS2 as being within a few KM of my property and I think this was raised to the lender. The lender has said it will take them a few days to get a surveyor to look at the case and review. We are now waiting and ave been told it is on a priority pile.

The proposed HS2 line where I live in Ruislip is going to be underground, it is 1km away from my house and the route is under the existing tube and railway line. The tunnel entrance/exit is miles away and no proposed tunnel shafts for miles either.

I estimate about 100/200 homes (e.g. 3 bed semi's) between my house and the route.

Would this really de-value my property?
Are mortgage lenders reasonable about these things?

The existing tube and rail line (which is overground) isn't at all noticeable from my house so an underground trainline on the same route 1km away should not be a concern.

I have also written via the solicitors to give my opinion about this but I suspect this doesn't get filtered through to the lender.

    Just to complete the info on this thread for others that may find this useful....
    The lender returned and said that this was not an issue and does not de-value the property.
    It did take a long time for them to look at this, even thou this case was put on a priority list, it took 10 days.
